**Job Summary**: Our client is a leading real estate organisation operating in and around Gauteng. They have been functional for over 2 decades and have grown their portfolio to over 10 000 residential and commercial units, although they are well-known for their residential portfolio which consists of student accommodation, social housing, and long-term rentals. Currently staffing over 100 employees at their Head Office in the heart of Johannesburg, they are looking for a Residential Portfolio Manager.

Joining the team, you will be reporting directly to the Operations Executive. This role will have you responsible for the inner-city portfolio that consists of 22 residential and commercial buildings. From the facilities under your portfolio, you will have Area and Building Managers reporting directly into you as well as supervising Debtors and Creditors Clerks. The main purpose of this role is to ensure that policies and procedures are implemented correctly, prompting well maintained buildings and a high level of tenant satisfaction. Additionally, you will be tasked with capex and opex budget preparation and management, tenant relationship management, contract service management and providing portfolio performance reports. Furthermore, preventative maintenance plans, utility management and insurance will fall under your scope of work too.

To be considered for the role you will need a relevant National Diploma or Degree and 5 years’ Property Management experience, in the residential sector. To secure the role you will need proven extensive financial skills, the ability to manage a large team, strong organizational and co-ordination skills. Experience using MDA/MRI will be advantageous.
