**Purpose of the Job**

To support the effective maintenance, safety, and presentation of a portfolio of residential accommodation and commercial properties. The Maintenance Assistant will carry out routine maintenance, minor repairs, inspections, and reactive tasks to ensure properties remain safe, and well-maintained.

**Key Responsibilities**

**Property Maintenance**
- Carry out routine and reactive maintenance tasks across residential and commercial properties
- Undertake minor repairs including basic plumbing, carpentry, painting, decorating, tiling and general fabric repairs
- Assist with preventative maintenance schedules and planned works
- Identify and report maintenance issues requiring specialist contractors
- Actioning on tasks given by management

**Health, Safety & Compliance**
- Carry out basic health and safety checks (fire safety equipment, emergency lighting, alarms, etc.)
- Ensure work is completed in line with health and safety regulations and company procedures
- Maintain clean, safe, and hazard-free work areas
- Assist with property inspections and compliance checks as required

**Facilities & Grounds**
- Assist with upkeep of communal areas, plant rooms, and external spaces
- Support seasonal maintenance tasks such as grouting, basic grounds upkeep, and weather-related checks

**Contractor & Tenant Liaison**
- Support contractors on-site, providing access and supervision where required
- Communicate courteously and professionally with tenants, occupiers, and site users
- Respond to maintenance requests in a timely and customer-focused manner

**Administration & Reporting**
- Record completed work and outstanding issues using maintenance logs or systems
- Report recurring issues, risks, or asset condition concerns to the Maintenance Manager
- Assist with stock control of tools, equipment, and maintenance supplies

**Minimum Requirements**

**Essential**
- Practical maintenance experience in residential, commercial, or facilities environments
- Good basic knowledge of building maintenance (plumbing, carpentry, painting, general repairs)
- Understanding of health and safety requirements in a property or facilities setting
- Ability to work independently and manage a varied workload
- Strong communication and customer service skills
- Valid driver’s license (essential)

**Desirable**
- Formal qualification or trade background in maintenance, construction, or facilities
- Experience working across multiple sites or property portfolios
- Knowledge of compliance requirements
- Basic IT skills for logging jobs and reporting issues
