Private Equity is a source of investment capital derived from high net worth individuals and institutions for the purpose of directly investing in equity ownership in private companies that are not publically listed. What will you do?
**The Property Analyst will report to the Head**: SA Direct Properties and will be responsible for valuing properties in accordance to SNLACB valuation methodology. The Property Analyst will be responsible for researching, analysing and provision of relevant information and recommendations regarding investment attractiveness of investment vehicle and will make recommendations for the selection of investment decisions. What will make you successful in this role?
- Value properties in accordance to SNLACB valuation methodology
- Provide business requirements for developing of databases and systems required to perform the monthly valuation of properties
- Test, implement and provide training for any systems required for operational tasks
- Do data audits to identify any inconsistencies in financial data
- Plan, support and communication the annual budgeting process
- Profile historic data to provide guidelines and assistance with the capturing Property budgets
- A relevant tertiary qualification (preferably in finance or property)
- Advanced Microsoft Excel skills
- Understanding of accountancy principles
- Understanding of financial markets and instruments
- Develop / enhance forecast model, based on outcome of budgeting process
- Test, report and make recommendations on the effect of the various factors influencing the budget
- Perform ad-hoc and what-if scenarios on valuations as required
- Produce, collect and analyse management information
- Prepare operational and risk reports for management analysis
- Communicate with stakeholders and other parties to provide information
- Respond to ad-hoc queries from Sanlam Properties team members, Sanlam Properties Clients, Property manager and Auditors
- Prepare monthly, quarterly and annual reports as required by management, clients and any other stakeholders
- Prepare recommendations and motivation for any committee proposals
- Monthly interrogation of financial data and implementation of process enhancing solutions
- Working with internal stakeholders to ensure data integrity, risk and security
- Research, collect and conduct reasonability checks on property relevant data such as ESG Data, Cap Rates, Discount Rates
- Collaborating with various system service providers in the collation and maintenance of financial data
- Collaborating continuously with property managers to ensure high level of data quality, data completeness and usability Qualification and Experience BCom, CFA, CA with 0 to 2 years related experience.
