**BUILDING MAINTENANCE HANDYMAN**

**Job Requirements**:

- **Maintenance and Upkeep**:
Responsible for the overall maintenance, well-being, and upkeep of the building and its surrounding property, including:

- Roofing
- Common property areas
- Lawns, trees, braai area, and pool
- Fencing and walling
- Gates and gate motors
- Staff quarters
- Driveways
- Any other maintenance areas under the scope
- **Staff Supervision**:
Oversee the scheduling and timekeeping of general workers and security staff.
- **Timesheet Management**:
Prepare and submit monthly timesheets for payroll processing.
- **Stock Management**:
Conduct weekly stock takes to ensure adequate materials are available for the general workers to carry out their duties.
- **Maintenance Reporting**:
Compile weekly reports on maintenance and repairs carried out.
- **Renovation Supervision**:
Oversee renovations by homeowners and contractors, ensuring compliance with building rules, safety regulations, and trustees’ approvals.
- **Roofing Repairs**:
Perform repairs on leaking roofs, including climbing ladders as required.
- **Plastering and Painting**:
Remove loose plaster, re-plaster, and paint walls.
- **Fixture and Fitting Installation**:
Drill and install or remove fixtures and fittings as needed.
- **Drainage Maintenance**:
Unblock drainage on common property and staff quarters.
- **Customer Service**:
Provide excellent customer service when interacting with guests and homeowners.

**Skills and Work Experience**:

- **Physical Fitness**:
Must be fit and active, with no fear of heights, as the role involves climbing ladders and working at heights.
- **Experience**:
At least 5 years of hands-on experience in basic plumbing, basic electrical work, painting, tiling, welding, carpentry, building, plastering, roofing, and waterproofing.
Experience in air-conditioning repairs and maintenance would be advantageous but not essential.
- **Maintenance Experience**:
A minimum of 5 years of building maintenance and repairs experience.
- **Driving License**:
A valid Code 08 driver’s license is required.
- **Transport**:
Must have own transport to commute to and from the building.
- **Emergency Availability**:
Be prepared to attend to emergency maintenance issues during odd hours (nights and mornings).
- **Work Ethic**:
Must be self-motivated, hardworking, and reliable.
- **Communication Skills**:
Fluent in English with good communication and written skills.
- **Computer Literacy**:
Proficient in MS Word, Excel, PowerPoint, and MS Outlook.

**Educational Requirements**:

- **Matriculation (Matric)**
Must have a completed matric certificate.
- **Plumbing Qualification**:
NQF 3 or higher in plumbing is required.
- **Additional Training**:
Any formal training in maintenance-related skills (e.g., electrical, carpentry, etc.) would be an added advantage.
