Our top drawer Property Development client is looking for a **passionate entrepreneurial Development Manager **for the pre-design and pre-construction phases of their projects, overseeing all land, design, marketing and financial aspects. **Do you have the X-Factor?**

**Essentials**:

- Undergrad/Postgrad qualification with a preference in B.Comm Degree and/or Architecture/Engineering/Construction)
- **Minimum of 8 years progressive** previous **DEVELOPMENT MANAGEMENT** (Not PM/QS) experience
- Strategic thinking ability - essential
- Emotional Intelligence - essential
- Strong commercial acumen & negotiation skills - essential
- Good understanding of property & contractual law - essential
- Creative, Passionate, Confident, Self-Starter
- Strong People Management skills
- **Able to assess the essence of an opportunity and develop/package the deal**
- Able to work independently, not require hand holding
- Proven experience in the following competencies:

- Market planning - sound knowledge
- Project management - sound knowledge
- Zoning laws, building codes and permitting process - sound knowledge
- Problem solving and analysis

- Judgement & Decision Making
- Communication with Site acquisition specialists, developers

**Duties**:

- Network with customers, brokers, designers, architects, engineers, QA, contractors and suppliers
- Develop and maintain strategic relationships with Real Estate Owners/Brokers and Potential Shareholders to ensure the company is first choice
- Engage in business development by identifying and securing new development opportunities in existing markets and finding niche markets and predict future trends
- Assist in the qualification of consultants used during pre-design and pre-construction phases
- Manage, review and coordinate all town planning activities
- Manage, review and coordinate project designs, costings, feasibilities and funding
- Sourcing of clients and tenants for proposed developments and preparing and presenting appropriate development proposals to clients and tenants
- Negotiating and concluding required development or lease agreements as required by shareholders and funders from project commencement to conclusion
- In conjunction with the Financial Manager, secure equity or funding to complete development
- Monitor project implementation to ensure desired end product delivered to shareholders as per development plan
