We are looking for an ambitious and talented **Contracts Manager** who thrives in a fast pace environment. You are a high energy self-starter who can solve problems and think for yourself.

Basic understanding of organisational structures so you can navigate through ours, you are someone who 1st tries to solve a problem yourself and able to verbalise and issue timeously.

Everyday is different you will work from site as well as from the office, you are able to juggle multiple projects at once. By working pragmatically, you are organised and able to manage your time and various sites.

The person we require can take control of a project from start to finish and report back to the leadership team.

Tasked with implementing our projects, this is an opportunity to ensure that our beautifully designed projects are delivered on time, in budget and to the high quality Inhouse works to.

**Roles and Responsibilities**

**Hard skills**:
Meeting with clients to find out their requirements along with design team

Produce project programmes from start to finish

Able to read drawings and specifications

Detecting any issues with proposed drawings and design details before construction

Able to get accurate quotes for work needed

Drives the contractors on site ensuring the programme is adhered to. Able to provide clear instructions to on site teams and contractors verbally and in writing

Understand SANS10400 and ensuring it is adhered to on site

Communicates well verbally and written

Quality assurance at an international level

Understanding of all health and safety requirements and adherence to this

Managing construction schedules and budgets

Able to communicate with all levels of people from labourers, professionals and clients

Dealing with any unexpected costs

Able to deliver a project within required budget

Able to work within company processes and deliver the project

Foresight - able to plan ahead and detect issues ahead of time

Ability to take instruction from design lead and project manager

Chairing site meetings in a professional manner

Acting as the main point of contact for clients, site and project managers

Working with third parties to ensure that everyone understands their roles and responsibilities

Has an understanding of contractual obligations and how this affects a project and can action accordingly

Able to type contractual mails

Liaising with technical and financial staff, sub-contractors, and the client’s own representatives

Comment on progress on site in order for accounts to manage invoicing

Follows through with tasks and ensures they are 100% complete

**Qualifications**:
Project Management Qualification

Construction Qualification

5+ years experience

Must be Available immediately and reside in Cape Town

Must have own car and valid drivers licence

Interior Design background / knowledge advantageous
