**Building Manager Job Purpose**:
Overseeing the safety and maintenance of designated properties and ensuring that these properties are in compliance with all applicable regulations. Recommending and coordinating improvements to the property as needed to ensure a safe, functional, and appealing space. Upkeep and maintenance of all areas of the building. Working with the building trustees to ensure smooth functioning of the building and implementing systems for the improvement of the building.

**Building Manager Job Duties**:

- Scheduling regular building maintenance, security and cleaning services
- Maintaining a safe environment with proper lighting, signage, and disability access
- Being available 24 hours a day, 7 days a week, for any emergencies.
- Drafting and updating emergency plans and evacuation procedures
- Overseeing security, fire prevention, and other safety systems
- Contracting professionals for repairs as needed
- Ensuring that occupants are provided with proper utilities
- Monitoring building maintenance budgets
- Conduct and record the appropriate planning, co-ordination and management meetings.
- Arranging for building improvements
- Overseeing contractors and inspecting completed jobs
- Supervising building staff
- Hiring employees or contractors as needed to maintain, repair, or improve the property
- Communicating regularly with the managing agent and reporting any unusual activity, unruly behaviour, maintenance problems etc.
- Providing training for building employees as needed
- Evaluating employee performance and providing direction, correction, or additional training to ensure proper maintenance of the building
- Scheduling contractors and employees
- Resolving complaints, problems, and requests from building tenants/owners
- Assisting with emergency response and evacuations
- Maintaining records of tenants
- Inspecting the building frequently for signs of damage or wear
- Compilation and motivations for CAPEX and OPEX expenditure

- Management or Human Resources Experience, Strong Leadership Skills, Maintenance Experience,
- Understanding of Building Codes and Safety Regulations,
- Ability to Set and Meet Goals, Results Oriented Behaviour,
- On-the-Job Experience,
- Strong Written and Oral Communication Skills,
- Great management and organisational skills
- Ability to work under pressure
- Working knowledge of word-processing tools and other relevant computer software, including Microsoft Office
- Working knowledge of financial principles
- Excellent communication skills
- Ability to work well in a team
- Ability to work with mínimal supervision

Full time job and based in the office at building to be managed

Salary is market related and commensurate with experience.
