Building Manager

The duties listed below form part of your responsibilities but are not necessarily limited thereto. This role is based with a leading property management company based in Cape Town CBD

**Responsibilities**:

- Inspect buildings regularly to ensure premises are kept clean at all times.
- Ensure security staff have full complement and guards are neat and tidy.
- Visit tenants on regular basis to ensure tenant satisfaction and good relationship and react immediately to tenants/RPM’s complaints and take corrective action.
- Order toiletry/cleaning materials and ensure timeous delivery.
- Arrange quotes from contractors for repairs and maintenance where required, award the contracts once authorized by Landlords and ensure expenses are within budgets - ensure indemnity forms are signed.
- Inspect repairs and maintenance work on completion before approving payment.
- Inspect premises after tenants have vacated and record any damages, obtain quotes to repair where necessary in order to recover from tenant’s deposit.
- Ensure parking schedules/records are updated regularly in order to prevent/monitor illegal users of parking facilities. Implement clamping systems where necessary.
- Control and monitor all contractors who come to site to perform assessments or undertake any works. Make sure all contractors sign in and abide by rules for working on site.
- Monitor handymen and ensure maintenance is done.

**Requirements**:
The person would be based on site and be responsible for Tenant liaison as well as general supervision of the building over all services including cleaning, security, air-con, lifts. The person must be practical and able to communicate well with 5 - 10 years’ experience in the building management/facilities/maintenance field.
