Rental Management Agent

**Descriptions**:
- Will manage the rentals of both commercial and residential properties which forms part of the property portfolio of the company, in the Somerset-West area.
- You will be expected to acquire new tenants for newly acquired / renovated properties which have not yet been filled as well as refilling of the existing properties as and when the rental agreements expire.
- You will be the direct liaison with all the tenants and will be expected to -negotiate the terms of the new and/ or extended lease agreements;
have a thorough understanding of the terms and conditions of the rental
agreements in order to enforce same where/ if necessary;
execution of inspections after evacuation of previous tenants or before arrival of
new tenants and collection of keys/ remotes/ tags
diarise the expiry date of all rental agreements and address possible renewals
with existing tenants timeously and in accordance with the rental agreement;
address complaints/ concerns of tenants
bring any defaulting tenants immediately to the attention of management
attend to all other matters relating to tenants
- You will be responsible to manage the property manager; andwill therefore also be indirectly responsible for the maintenance of all the
properties in the property portfolio; and
will be expected to manage a maintenance schedule for each property in
conjunction with the property manager; and
ensure that all the necessary services are performed, renewal of service
agreements are entered into etc.
- You will be responsible for timeously invoicing all the tenants on a monthly basis, and will be expected to: -check that the rent is paid on time;
manage the arrears book;
put procedures in place to manage defaulting tenants.
- You will be required to work closely with the financial account to ensure the following: -assist with the bookkeeping of the rental income;
ensure that the income is correctly reflected in the financial statements
assist the financial account with financial reports required for reporting purposes
- You will be required to provide administrative support, which will include: -Filing general paperwork
Maintain office supplies
Archiving electronic records and files and general file administration
Be responsible for general office housekeeping
Ordering stationary
**Qualifications**:
- Minimum NQF level 4 qualification
- Have a minimum of 3 years’ experience in the property market/ working with Principal and have rental software experience
- Lives in Somerset West and have a well-established network
- Own a cell phone and have reliable transport
- Be available after hours, if the Property Manager is unavailable
- Understand the local property market
- Good administrative and organisation skills
- Person who takes responsibility and ownership
- Have attention to detail
- Have good communications skills and be fluent in Afrikaans and English
- Must be friendly with an engaging personality
- Have honesty and integrity
- Active listening and problem-solving skills
- Have a passion for property market
- Ability to negotiate
- Be good with time management
- Be a problem solver that uses own initiative to handle difficult situations
