Responsibilities, Duties and Requirements:

- To ensure 100% leasing of all Malls with right tenant mix.
- To operate the Mall optimally to provide appropriate shopping experience, tenant & customer satisfaction.
- To maximize footfall to the Malls.
- To maximize Mall profitability
- Maximize the team profitability through revenue growth and expenses optimization.
- Develop, align and implement the leasing strategy and plan (tenant mix, revenue models, zoning) for all retail and commercial projects including phasing.
- Oversee the efficient and effective day-to-day operation of the organization
- Meet rental targets (volume and value).
- Work with staff and the Finance Committee to prepare a comprehensive budget
- Approve expenditures within the authority delegated by the team
- Budget and allocate spends among different promotional activities for projects in consultation with Head Sales and Marketing.
- Forecast quarterly and monthly leasing activities for projects and communicate the same in the monthly sales and marketing meetings / reviews.
- Oversee sales promotion execution in own cluster of projects including below the line and trade promotion spend in the cluster.
- Develop an operational plan which incorporates goals and objectives that work towards the strategic direction of the organization
- Ensure that the operation of the organization meets the expectations of its clients, apex team and Funders
- Supervises subordinates in all operational aspects of the mall including grounds, structures, systems and equipment including electrical, HVAC and other mechanical systems, interior and exterior landscaping, capital expenditure projects, promotional events and the monitoring of tenants to ensure that they are adhering to Centre operational guidelines.
- Assists subordinates in developing, implementing and reviewing results of maintenance programs.
- Assures the maintenance and record keeping of operational equipment according to recommended preventative maintenance schedules.
