Estate Manager Opportunity

The Legends Agency is seeking a highly skilled Estate Manager to join our team in Century City, Cape Town. As an Estate Manager, you will be responsible for the day-to-day management of client estates, ensuring the smooth operation of facilities and services.

Key Responsibilities:
  • Site Inspection:
  • Conduct regular site inspections to ensure cleanliness and maintenance of common areas, including entrances, guardhouses, offices, storerooms, staff facilities, refuse areas, gardens, pathways, and driveways.
  • Maintain accurate records of contracts, work carried out, and service and maintenance visits.
  • Ensure quotes are received from reputable service providers and approved by scheme executives.
  • Verify payments to service providers upon satisfactory completion of works.
Supervision:
  • Supervise contractors and ensure all body corporate employees are present and performing their duties.
Monitoring Estate Security Operations:
  • Verify security guards are performing duties as per the service level agreement with the security company.
  • Ensure security systems, including electric fencing, CCTV, and access control systems, are fully operational.
  • Liaise promptly with security guarding and systems providers as and when problems arise.
  • Coordinate submission of access and movement control forms for new residents, send new residents an information pack, and update communications databases and intercom systems accordingly.
Administration:
  • Maintain a current record of all owners and tenants.
  • Send email and SMS communications to all owners/residents regarding important matters impacting the scheme.
  • Enforce the schemes Conduct Rules.
  • Respond to and act upon complaints or concerns received from owners/residents.
  • Attend meetings of the board of the Scheme Executives and prepare agendas and compile minutes for such meetings.

The ideal candidate should be in their mid to late 30s, have Sectional Title Management knowledge, and be male. If we find someone in their early 40s with the necessary knowledge and property industry experience, we would consider them.
