Operations Manager

Set Consulting is seeking a highly skilled Operations Manager to join our team at a prestigious Shopping Centre in Port Elizabeth. As a key member of our property management team, you will be responsible for providing technical and management support for the maintenance of the centre.
Main Responsibilities:
- Develop and implement planned, preventative, and emergency maintenance plans to ensure the centre's facilities are well-maintained and meet the required standards.
- Ensure all life cycle and maintenance plans are in place, including 3, 5, and 10-year plans.
- Manage the asset register to ensure accurate tracking and maintenance of centre assets.
- Implement energy-saving programs using environmental and sustainability methodologies to reduce the centre's carbon footprint.
- Contribute to the development of service level agreements (SLAs) for approved service providers.
- Ensure the centre complies with building and statutory regulations, including health and safety standards.
- Identify trends in complaints and respond promptly to resolve issues.
- Manage relationships with tenants, including tenant installations and budgets.
- Conduct technical and service contract inspections to ensure compliance with centre standards.
- Coordinate staff activities and work schedules to ensure efficient operations.
- Manage all services and monitor the quality of services provided.
- Negotiate pricing structures and manage municipal utilities to optimize costs.
- Prepare technical and financial reports to inform centre management decisions.
- Stay up-to-date with market trends to ensure the centre remains competitive.
- Manage procurement of goods and services to ensure timely delivery and quality.
- Prepare budgets and forecasts, as well as budget variance reports, to inform centre management decisions.
Qualifications and Experience:
- Diploma or degree in Property or Building Science or Facilities Management.
- Relevant property experience in retail (shopping centre) management.
