We are seeking a highly skilled and experienced Property Development Manager to join our team at Time Personnel. As a key member of our team, you will be responsible for overseeing the development of our property projects from conception to completion.
Key Responsibilities- Project Development: Define and review project goals and constraints, develop strategies for review, and advise and liaise with all stakeholders to obtain senior management approval for development strategies.
- Feasibility Studies: Manage preliminary feasibilities, define and evaluate best use options for properties, and develop design briefs with external consultants to preliminary costing stage.
- Project Management: Negotiate and gain approvals in a timely and cost-effective manner, liaise with management to ensure appropriate financial, commercial, and legal risks are documented, and update progress, cash flow, and project issues as they arise.
- Funding and Finance: Prepare funding proposals, liaise with approval authorities, management, and relevant parties to secure funding for projects.
- Marketing and Sales: Appoint and manage marketing agents, manage tender processes in conjunction with the project QS, and ensure compliance with relevant council documentation.
- Project Delivery: Ensure objectives for profit, program, quality, safety, and environmental performance for each property development project are achieved, and instruct and manage external project consultants to review preparation of contract documents.
- Project Monitoring: Monitor progress and oversee practical completion, final certificates in consultation with management and the appropriate Certifier, and ensure accurate and timely information is available for monthly Management Reports.
- Qualifications: Matric, relevant qualification advantageous.
- Language Skills: Fluent in Afrikaans, good written communication skills.
- Technical Skills: Excel, PowerPoint, and other presentation software skills required.
- Leadership Skills: Demonstrated leadership skills with vision, commitment, engagement, and results.
- Communication Skills: Highly developed verbal communication skills with the ability to communicate at a high level.
- Problem-Solving Skills: Strong developed problem-solving skills with excellent negotiation and influencing skills.
- Strategic Thinking: Strategic thinker, strong planner committed to delivering results.
- Time Management: Ability to manage and prioritize several key tasks at any one time within defined deadlines.
