We are in search of a dynamic and seasoned Leasing Director to become an integral part of our team. This executive-level position entails overseeing our leasing operations comprehensively. Responsibilities encompass leading our internal brokerage team, collaborating with external brokers, managing diverse tender factory teams, and supervising lease administration. Close collaboration with facilities management, energy and utilities departments, professional teams, marketing, and property finance, including property accounting and administration, is crucial for success in this role.
**RESPONSIBILITIES**:
- **Market Analysis**: Conduct thorough market research to identify demand patterns, emerging trends, and potential tenant preferences. Utilize gathered data to inform strategic decision-making regarding property leasing.
- **Lease Negotiations**: Lead negotiations with prospective tenants, ensuring terms are aligned with organizational objectives while maintaining positive relationships. Strive to secure favorable lease agreements that maximize property value and long-term stability.
- **Lease Execution**: Guide potential tenants through the leasing process, providing support and facilitating necessary documentation to finalize agreements efficiently. Ensure all parties are informed and satisfied throughout the transaction.
- **Contract Administration**: Manage lease contracts meticulously, ensuring accuracy and compliance with relevant legal regulations at local, state, and federal levels. Implement procedures to monitor adherence to contractual obligations and address any discrepancies promptly.
- **Tenant Improvement Construction**: Oversee the planning and execution of tenant improvement projects, coordinating with contractors and stakeholders to meet tenant specifications and timelines. Ensure that enhancements align with property standards and regulatory requirements.
- **Marketing and Leasing**: Develop and implement innovative marketing strategies to attract and retain tenants. Supervise marketing campaigns, promotional activities, and property showcasing efforts to optimize leasing opportunities and maximize property exposure.
- **Relationship Building**: Cultivate and maintain strong relationships with current and prospective tenants, as well as industry professionals such as built environment experts, project managers, and members of the business community. Foster a network of contacts to support leasing initiatives and promote positive tenant experiences.
- **Financial Control**: Monitor tenant payments closely, proactively addressing any overdue payments or discrepancies. Implement robust financial control measures to ensure timely and accurate processing of rental income and expenses, contributing to the overall financial health of the property portfolio.
