**ROLES & RESPONSIBILITIES**

**Project Planning**
- Prepare a comprehensive construction programme, including timelines and required information.
- Liaise with the professional team regarding project information needs.
- Ensure materials and labour are listed, costed, and approved in conjunction with the Quantity Surveyor.
- Appoint and manage sub-contractors, ensuring budget and compliance.
- Provide the Construction Manager with specifications and details required for the project.

**Project Management**
- Timelines: Break down the project plan into weekly or monthly goals. Track progress weekly and ensure deadlines are met. Communicate any changes to the Contracts Manager.
- Cost Management: Order materials on time to meet deadlines. Verify the quality and quantity of delivered materials. Manage costs and minimise wastage.
- Plant Management: Oversee the use of all construction equipment, whether owned or hired.
- Conduct regular site meetings to evaluate progress, assess quality, and ensure health and safety standards.
- Compile progress reports and update the construction programme as needed.
- Approve sub-contractor payments based on progress and quality.
- Obtain necessary compliance certificates prior to project completion.

**Quality Control**
- Follow standard procedures to ensure high-quality work.
- Inspect subcontractors' work daily and report any issues.
- Make test cubes for all concrete used.
- Communicate any quality problems to the Contracts Manager.

**Supervision of Subcontractors and Casuals**
- Identify and schedule subcontractors as needed.
- Assign daily tasks to subcontractors and casual employees.
- Monitor and record subcontractor progress and quality.
- Ensure health and safety standards are met for all workers.

**Housekeeping**
- Keep the site clean and organised at the end of each workday.

**JOB REQUIREMENTS**
- Tertiary diploma or degree in building, quantity surveying, or construction management.
- Minimum of Ten years’ experience as a Construction Manager in Building Construction.
- Proficiency in Microsoft Outlook, Word, Excel, and Project.
- Ability to programme projects on CCS.
- Understanding of construction methods and materials.
- Ability to interpret architectural and engineering drawings.
- Knowledge of National Building Regulations and NHBRC specifications.
- Experience in managing multi-level and commercial building projects, as well as houses.
