- Bachelor of Commerce, Civil Engineering or Architecture
- 5 years relevant experience in the property management industry of which
- 3 years should be at supervisory level or consultancy role.
- An in depth understanding of business management, legal aspects, financial management and maintenance within the property sector. Advanced management and experience of working in multi-cultural and diverse teams (Added advantage).

**Responsibilities**:

- This position will be reporting to the Regional Manager and Head: Properties (at Head Office).
- The incumbent will be responsible for providing oversight, directing and managing Company’s overall regional property portfolio in line with the organisation's financial sustainability and strategic mandate.
- **In addition to this, the role incorporates the following duties and responsibilities**:

- compliance and governance,
- leasehold management,
- asset management,
- infrastructure, and
- facilities management.
- The role shall also be influential and engage with diverse, multi-cultural stakeholders, responsible for monitoring and reporting, as well as people management.

**The Key Performance Areas will encompass**:
**Compliance and Governance**:

- Implement property leasing and facilities management strategy and framework to achieve the region’s objectives in line with Company corporate plan.
- Implement the operational processes in accordance with the organisation’s strategic plans, policies, legislation, and regulations related to property management.
- Provide regional input into the improvement of property policy and procedures.
- Enhance the implementation of business process mapping to improve efficiencies & effectiveness.

**Asset Management**:

- Review and approve payments to the various municipal authorities to verify tariffs and rates aligned to Entity market valuations and file objections, where necessary.
- Manage and coordinate campaigns and disposals of non-profit making assets at regional level.
- Implement Deed of Sale contracts as requested by the Asset Management Division at Head Office.
- Implement strategies and provide regional support for EOI or similar regional property campaigns.
- Liaise with attorneys in respect of disposal and eviction processes to ensure timeous actioning of instructions from Head Office.

**Leasehold Management**:

- Source tenants for vacant properties at a regional level including institutional tenants for larger residential, commercial and industrial properties.
- Manage the renewal process of leases to ensure that leases are renewed prior to the expiry date.
- Manage the oversight of debt collection of rental arrears and oversee the signing of Acknowledgements Of Debt (AODs) and enforcement thereof.
- Oversee the regional helpdesk to ensure that tenant complaints and queries are dealt with timeously.

**Infrastructure and Facilities Management**:

- Implement regional maintenance plans on schedule to required standard and escalate problems timeously where intervention is required by senior management.
- Identify regional requirements for property and infrastructure development and make submissions for inclusion into plans, budgets and programs.
- Facilitate regular property inspections to ensure that authorised work in respect of maintenance, refurbishments or infrastructure projects is completed according to specification and completed timeously.

**Stakeholder Management**:

- Liaison with local, provincial and national government representatives.
- Ad hoc liaison and meetings with Company tenants, prospective tenants, institutional tenants and organised business structures.
- Liaise with Company funding representatives and service providers for infrastructure projects.

**Monitoring and reporting**:

- Compile monthly regional reports to provide status updates and progress made on vacancy rate, lease renewals, debt collection interventions, property maintenance and refurbishments, management of AODs and staff performance.
- Compile ad-hoc regional reports on other property related matters and initiatives as required by the organization.

**People management**:

- Performance management of regional property staff to promote increased productivity.
- Training and development of regional property staff and interns to capacitate them and increase efficiencies.
- Manage implementation of disciplinary action and conflict resolution related to regional property staff when required.
- Participate in different stakeholder fora and provide strategic insights to improve the country's economy.
