**JOB SUMMARY**

**Job Title**: Facilities Superisor

**Reports To**: Facilities Manager (FM)

**Post Purpose**: To superisor and coordinate all day-to-day maintenance/facilities operations (including security, pool and grounds issues).

The Facilities Superisor assumes a position of Second in Charge when the Facilities Manager/ Assistant Facilities Manager is not present and takes charge of the Maintenance team and its operation in the absence of the Facilities Manager/ Assistant Facilities Manager.

- Ensuring that all maintenance items are completed on a regular basis.
- Daily planning and managing maintenance team.
- Working with housekeeping, reception, food and beerage and banqueting on a maintenance leel.
- Assisting guests where you can.
- To ensure acant room checks are done and any other maintenance issue is resoled within the course of the day.
- All maintenance supplies are present in the maintenance storeroom, handing in of all stock lists of items needed.
- Ordering maintenance stock through the Facilities Manager.
- Ensuring all maintenance tools are present in the maintenance storeroom and or any tools that are needed are to be reported to the FM
- Maintain and improe the structure, furnishing, equipment, electrical, plumbing, air conditioning, generator, lifts, conference rooms, meeting rooms, back of house offices and residents
- All costs must be pre-approed before any work is undertaken.
- Manage stock leels, and order through the FM.
- Prioritize work in consultation with FM and GM and allocate accordingly.
- Attend management meetings.
- Hand out the work eenly to the Facilities team and use the required skill set to the adequate handy man to get the required job done.
- On completion of any maintenance job done by the handy man, check up on it
- If a job is incomplete at the end of a shift, you will need to either get the handy men to stay late and get the job completed and gie the hours back on a suitable day or you will sometimes be required to finish the job yourself.
- You will be required to work Hospitality hours (Shifts)
- As a superisor, you might be called upon to work additional hours.
- You will be required to hae your own transport at all times.
- Adhere to all company rules at all times
- Do walk-about inspections at the property for faults and defects, reporting them to the FM and sorting the issues out.
- Checking pool pumps and heaters on a regular basis and doing preentatie maintenance on the pumps and heaters.

**Knowledge of your product**:

- Ensure that you are at all times familiar with the jobs which hae been gien to you, you are capable of completing all tasks.

**Personnel**:

- Adhere to the Company’s disciplinary and grieance procedure.
- Ensure that you always wear your uniform, including your name badge and that your appearance is fresh and hygienic.
- Promote the Hotel Group at all times.
- Treat your colleagues in a respectful and polite manner.
- Call the manager to deal with any guest complaints.
- Endeaour at all times to promote and maintain sound industrial relations.
- Attend and participate in training courses as and when required to do so.

**Duties**:

- Ensure that the premises are kept clean at all times.
- Ensure that the required leel of discipline is being maintained at all times by all employees.
- Ensure that guest queries and complaints are dealt with in an efficient, prompt and courteous manner, thus achieing guest satisfaction. Ensure that the Manager is made aware of all complaints.
- Liaise will all departments with regards to maintenance needing to be done in the rooms and any other area within the hotel.
- All telephones and PABX are in 100% working order in the rooms.
- Work area and office to be clean, neat and tidy at all times.
- Perform any general electrical repairs when required.
- Regularly liaise with FM and check fencing, security and signage is in place and that the entrance is in safe working order.
- Ensure that daily cleaning and maintenance takes place.
- Swimming pool to remain blue and crystal clear (if applicable to the hotel property).
- Water features and fish ponds to be done once a month (if applicable to the hotel property).
