Overall responsibility and accountability of the maintenance of the Common area of the Capricorn Beach Estate

**Reporting to**

Primary Maintenance Trustee

**JOB PURPOSE**

**To Supervise and control the maintenance of the estate buildings, infrastructure, gardens and security equipment other than in private erven.**

**KEY ACCOUNTABLE RESPONSIBILITIES**

1. Lead the site Maintenance function in providing both a reactive and proactive, multi-skilled maintenance service on all operational equipment and facilities infrastructure.

2. Responsible for planned scheduling creation and overseeing the adherence and timely completion of work carried out.

3.. Increase the site security operational effectiveness by improving the mean time between failure, downtime and repair.

4. Ensure all Occupational Health and Safety and Environmental requirements are adhered to.

5. Manage the maintenance expenses within budget; including the maintenance staff costs.

6. Staff management.

**COMPETENCY REQUIREMENTS FOR THE POSITION**

**Adequate level of horticultural knowledge.**

**Knowledge of estate access control including, but not limited to electrified fencing, passive intruder beams, lighting; gates and access control.**

**Staff supervision.**

**Knowledge of building, electrical and plumbing maintenance.**

**A knowledge and understanding of the vision of the HOA.**

**An adequate knowledge and understanding of HOA governance documents.**

**Formal Qualifications**

Matric or equivalent - Essential

Post Matric Diploma in Horticulture - Desirable

N6 Level certificates in plumbing, electrical or building maintenance - Desirable

Certificates in gate automation, access control systems or CCTV - Desirable

**Work-related experience/requirements**

Maintenance of gates and motors - 1 year essential

Maintenance of access control systems - 1 year essential

Maintenance of CCTV systems - 1 year desirable

Sustainable planning, maintenance and propagation of gardens (large estate) - 3 years desirable.

Swimming pool maintenance - 3 years, desirable.

Management or supervision experience - 3 years, essential.

General building maintenance (plumbing, electrical, paving and painting: 3 years desirable.
