Rental Agent Position

We are seeking a highly motivated and knowledgeable individual to join our team as a Rental Agent. As a Rental Agent, you will play a crucial role in ensuring the smooth operation of our rental properties, providing excellent service to both landlords and tenants. This is a full-time position with a salary of R8000 per month plus commission.

**Responsibilities**:

- Familiarity with the Rental Housing Act: A thorough understanding of the Rental Housing Act is essential for this role. You will be responsible for ensuring compliance with relevant regulations and laws to protect the rights of both landlords and tenants.
- Handling Maintenance Queries: Addressing maintenance issues promptly and efficiently is a key aspect of this role. You will be responsible for coordinating and managing maintenance requests from tenants, liaising with contractors, and ensuring that repairs are carried out in a timely manner.
- Dealing with Contractual Queries: As a Rental Agent, you will handle contractual queries from both landlords and tenants. This includes explaining lease terms, resolving disputes, and providing guidance on legal rights and obligations.
- Conducting Inspections: Regular property inspections are crucial to ensure that properties are well-maintained and in compliance with lease agreements. You will be responsible for conducting thorough inspections and documenting any damages or issues.
- Performing Credit Checks: Evaluating prospective tenants' creditworthiness is an important part of the rental process. You will conduct credit checks to assess applicants' financial stability and ability to meet rental obligations.
- Listing Properties: Creating attractive property listings and advertising vacancies is essential to attract potential tenants. You will be responsible for showcasing available properties through various channels and responding to inquiries promptly.
- Signing Service Level Agreements: Facilitating the signing of service level agreements with landlords and service providers is a critical aspect of this role. You will ensure that all parties are clear on expectations and responsibilities.
- Liaising with Council for Queries: Coordinating with local authorities and council departments regarding rental property-related matters, such as rates and compliance, will be part of your responsibilities.

Qualifications and Skills:

- Prior experience as a Rental Agent or in a similar role is highly desirable.
- A solid understanding of the Rental Housing Act and relevant legislation is essential.
- Excellent communication and interpersonal skills to effectively deal with tenants, landlords, and contractors.
- Strong organizational skills to manage multiple tasks, prioritize responsibilities, and meet deadlines.
- Attention to detail is crucial, especially when conducting inspections and processing documentation.
- Proficient computer skills, including experience with property management software.
- Ability to work independently and as part of a team, demonstrating professionalism and reliability.
