**ABOUT THE ROLE**

The Operations Manager assumes overall responsibility for the development and maintenance of the Facilities and Assets of Fish Hoek ElderCare. As a Board appointment, the incumbent will be accountable to The Board of Trustees.

**Your main duties will include but are not limited to**:
**Facilities and Asset Maintenance**
- Conduct a comprehensive building assessment and develop maintenance plans
- Implement maintenance schedules to ensure that building issues are picked up before they come a problem
- Ensure an accurate record of all assets (cars, computers etc) and ensure these are maintained in accordance with manufacturers recommendations
- Ensure general facilities are appropriately maintained both functionally and aesthetically
- Develop budgets for on-going maintenance tasks and measure financial spend against budget

**Strategic Facilities Improvement and Development**
- Development of a facilities improvement strategy
- Recommend priorities based on necessity and resources taking into account organisational plans
- Provide comprehensive project plans and advise how the company and future business may be impacted
- Plan, execute and manage projects within the specified scope including budget and procurement

**Safety and Risk**
- Develop, communicate, implement and manage policies and standards pertaining to the structural facilities and mitigate risk
- Ensure Occupational Health and Safety is implemented in accordance with legislation
- Take charge of all emergencies and ensure responsible back-up is available to take corrective action

**Leadership and management of team**
- Supervise and coordinate all maintenance service and repairs
- Work with and manage the maintenance team to ensure service delivery and accountability
- Evaluate residents needs and requests in respect of operations and determine to what extent the organisation can meet these expectations
- Be a visible and active presence, approachable to both colleagues and residents

**Essential**
Qualification in Engineering, Building Sciences, Project Management or Property Studies.

Ø 10 years previous experience in buildings / property management
