A prominent Estate in Alberton is seeking the services of a full time Estate Manager. Duties will include, but are not limited to:
1. Attending to issues/complaints/concerns from owners in a timely and professional manner. All issues/complaints/concerns to be recorded on appropriate tracker.

2. Management of Service Providers (Garden Service, Security etc) with respect to Common Property and Exclusive Use Property. Issues to be addressed with Management.

3. Review of suppliers and contractors’ services and/or goods to ensure compliance with stipulated requirements.

4. Obtaining quotes from suppliers and contractors for various but not limited to purchases/repairs/maintenance.

5. Supervision of contractors, suppliers and employees whilst on complex premisses.

6. Ensure all systems are operational (Intercom, Security Gates, Electric Fences and gate remotes) and where issues are experienced; repairs are requested, and Owners notified.

7. Monitoring of the complex to ensure that maintenance is done by owners and building plans are adhered to. Where maintenance is required and falls under the jurisdiction of the Estate.

8. Timeous submission of invoices for payment.

9. Monthly reports to be submitted to the Management noting but not limited to ongoing project status, repairs, complaints, system failures, Suppliers, Contractors and Maintenance..

11. Maintain a preferred supplier list for all areas of the complex.

12. Ensure that owners and tenants comply with the Conduct Rules. Issues to be communicated to Management for measures to be taken.

13. Manage and maintain unit records including but not limited to; List of owners, Pet Register, Tenants, Contractors, incoming and exiting residents.

14. Management of complex Petty Cash in line with SOP

15. Timeous communication to Owners including but not limited to, Changes, Additions, repairs, projects undergo, requests, requirements, maintenance etc.

16. Management of project timelines as drawn up by Management, Suppliers, Contractors etc.

17. Monitoring of Security Guards and Guard House

18. Management of Clubhouse including but not limited to, bookings, cleanliness, pool, access, deposit register etc.

19. Programming of remotes and record keeping of allocated remotes. Programming of any other security access control measures - e.g. facial recognition, fingerprints.

20. Collection of arrear levies with the assistance of the Managing Agent.

**Salary**: R20,000.00 - R30,000.00 per month

Ability to commute/relocate:

- Alberton, Gauteng: Reliably commute or planning to relocate before starting work (required)
