- (Market related, Negotiable)- The purpose of the job is to manage and provide oversight to the Government and Parastatal Department to ensure that vacancies are reduced, income is improved, quality service is maintained, buildings well maintained to Company standard and that all leasing activity remain compliant to company processes and policies. The role is secondly responsible to build and upskill a highly effective and performing leasing team.
- REQUIREMENTS:

- Marketing and Sales related/ business/property-related qualification is required.
- Estate Agencies Affairs Board Competency Certificate (NQF Level 4) or Fidelity Fund Certificate required.
- 5 to 10 years property related experience.

DUTIES:
Concluding new deals and renewals
- Ensure that all Leasing processes are executed timeously and accurately and in line with leasing policies, standards and controls.
- Ensure that all standard Leasing documents, letters and templates are current, maintained, used and filed in line with leasing processes, controls and required audit trails.
- Ensure quality and accuracy of deals and documentation are reviewed, approved and meet required legal terms, standards and turnaround times.
- Concluding new deals by achieving the required targets.
- Actively participate in leasing meetings.
- Ensure that all tender/bids leasing enquiries are appropriately directed to suitable vacancies.
- Ensure that the team actively source new deals.
- Ensure the team have familiarized themselves with all vacant stock.
- Mediating between customers and cross-functional internal teams to ensure the timely and successful delivery of our premises according to the agreed specifications. Including smooth vacating process.

Perform financial tasks and duties associated with the role.
- Manage and determine Government accounts to accomplish and advance rental income and maximize opportunities to sign new leases.
- Draft budget for the department and submit for approval.
- Compile monthly variance report.
- Report on vacancies and status thereof.
- Monthly reports on the performance of the buildings
- Sign off vacate instructions and final adjustments.
- Sign off deposit refunds, checking that the take back inspection was done and ensuring that appropriate debits are passed to the tenant’s account.
- Ensure involvement in the resolution of arrears for all Government tenants.

Manage all subordinates to meet required performance standards.
- Contribute to team effort by accomplishing related results as needed.
- Provide feedback on performance on a regular basis.
- Accomplish department objectives by managing staff, planning and evaluating department activities.
- Plan, direct and oversee the operations of the department to develop and maintain a superior workforce.

Customer service and Stakeholder engagement.
- Responsible for developing long-term relationships with your portfolio, connecting with key business executives and stakeholders.
- Managing the relationship with clients to ensure ongoing business and prompt resolve of issues by providing an ongoing high level of service. Analyze resolution and quality of responses to customer service problems and recommend improvements.
- Management of Freshdesk by ensuring team are continuously updating the status of the leads. Respond to all communications or customer related queries professionally and promptly.
