**Construction manager**

**Summary**

Construction Manager will be responsible for development construction. The position will coordinate with Project Manager for cost control and quality control. Ensure project delivered on time with high quality. 10 years on building construction experience.

This position reports to Director.

**Duties**

As a Construction Manager, your duties may include the following:

- Oversight all projects. Monitoring, supervising, reviewing site managers job.
- Planning, organizing, directing, controlling and evaluating construction projects from start to finish according to schedule, specifications and budget
- Preparing and submitting construction project budget estimates
- Planning and preparing construction schedules and milestones, and monitoring progress against established schedules
- Preparing contracts and negotiating revisions, changes and additions to contractual agreements with architects, consultants, clients, suppliers and subcontractors
- Developing and implementing quality control programs
- Representing the company on matters such as business services and union contracts negotiation
- Preparing progress reports and issuing progress schedules to sales team and management
- Directing the purchase of building materials and land acquisitions
- Hiring and supervising the activities of subcontractors and subordinate staff

**Main Job Tasks and Responsibilities**
- Coordinate internal resources and contractor/vendors for the flawless execution of projects
- Ensure that all projects are delivered on-time and high quality, within scope and within budget
- Assist in the definition of project scope and objectives, ensuring technical feasibility
- Ensure resource availability and allocation
- Develop a detailed project plan to monitor and track progress
- Carefully and adequately prepare site analysis before project start, make sure water, electricity, sample of backfilling material and lab test are in place
- Manage changes to the project scope, project schedule and project costs using appropriate verification techniques
- Perform material quality control, reduce and minimize material losses
- Project quality control and make sure all kinds of professional requirements are met
- Measure project performance using appropriate tools and techniques, maximizing project efficiency. Familiar with drawing and plan, intelligent using site space, making sure site has been layout reasonably, safely, cost saving. Verify all bulk material quantity and description, make sure it meets drawing requirement.
- Monitor and verify material delivered on site, make sure quality and quantities of all the material delivered are correct
- Report and escalate to management as needed
- Perform risk management to minimize project risks
- Establish and maintain relationships with third parties/contractor
- monitor and maintain comprehensive project documentation
- understand the implications of health and safety regulations. Coordinate with safety officer, ensure site has met safety requirement and eradicate potential safety hazard.
- Delegate project tasks based on junior staff members’ individual strengths, skill sets and experience levels
- Track project performance, specifically to analyze the successful completion of short and long-term goals
- Meet budgetary objectives and make adjustments to project constraints based on financial analysis
- Develop comprehensive project plans to be shared with other staff members
- Attend site meeting, arrange minutes record, discover and solve problem timeously, analyse project progress and quality,
- Use and continually develop leadership skills
- Perform other related duties as assigned
- Develop spreadsheets, diagrams and process maps to document needs
