Established over 30 years ago, our client is one of the leading private property development and investment companies in the country who have built up a strong portfolio of commercial, retail and industrial assets. Boasting a successful track record in delivering large scale real estate projects, their areas of expertise include land manufacturing and precinct development, as well as developing corporate real estate projects on behalf of clients. With capacity in their Johannesburg based team, they are currently seeking to appoint an experienced Facilities Manager to take charge of the Hard Services for a 40,000m2 portfolio consisting of office and retail assets within the Gauteng region. Some of the duties entailed in this role will include, but not be limited to:

- Ensure the effective technical and facilities management of the portfolio under your management.
- To coordinate the maintenance and care of facilities and equipment as well as building services in a manner which ensures that each building is soundly maintained and serviced, all in accordance with the requirements of Health and Safety Act.
- To manage the implementation of planned maintenance activities and ensure ongoing execution by project managing the entire process.
- Ensure that all the buildings grounds and equipment are we maintained and in optimal working condition
- Responsible for the budget preparation of all expenses and utilities.
- To ensure that orders and invoices are captured and prepared correctly by the administrative staff for payment to prepare and update the expense budget
- Promote sustainable development through Green Building certification of existing and new developments
- Procurement and SLA management of third-party service providers with regards to hard services.
- Dealing with the Council and municipal accounts, meter readers and consultants in relation to opening and closing of water and electricity accounts
- Ensure timeous response to complaints received from tenants

To qualify for this position, you will need to relevant tertiary qualification in real estate, construction or related fields and a minimum of 6 years’ experience in Facilities Management where you have managed the hard services for a commercial or retail property portfolio. A strong personality with the ability to solve problems swiftly and work independently while delivering results are essential to succeed in this role. Proficiency with MDA property software will be advantageous.
