Purpose

Key responsibilities:

  • Inspecting buildings, equipment, and systems to identify any issues.
  • Repairing faulty equipment units and damaged structures.
  • Developing and implementing preventative maintenance procedures.
  • Managing heating and plumbing systems to guarantee functionality.
  • Planning and scheduling repairs.
  • Interface with external service providers to perform work.
  • Conduct periodic quality checks (as per schedule) on equipment and systems to ensure everything is up to standard.
  • Performing general maintenance tasks including handyman, painting, and carpentry functions.
  • Understanding of advanced principles of air conditioning and heating.
  • Knowledge of water treatment systems in line with HVAC protocols.
  • Manage and maintain HVAC plant room / Chiller System/ Diesel Generator.
  • Maintaining and repairing ventilation and air conditioning systems and equipment.
  • Helping develop and implementing the budget for the maintenance.
  • Maintaining the inventory records for equipment and supplies (e.g. Fuel for Diesel Generator).
  • Assist with space planning and workstation setups.
  • Perform routine inspections of basement, roof and building exterior and perform maintenance before small problems became costly ones.

Minimum education and experience:

  • Matric plus relevant diploma or equivalent qualification (NQF Level 5).
  • Certification in HVAC.
  • At least 10 years experience in facilities management or relevant experience.

Must be willing and able to work after hours, overtime, weekends and public holidays as required of the job.

  • Valid driver's license (PDP is a plus).
  • Own vehicle is highly advantageous.

Knowledge

  • Excellent working knowledge of HVAC systems.
  • Advanced understanding of general maintenance procedures and techniques.
  • Familiarity with common maintenance cleaning products and equipment.
  • Working knowledge of Health and Safety.
  • Knowledge of procurement processes.

Skills and attributes:

  • Excellent diagnostic and problemsolving skills to identify issues and effectively deal with them.
  • Good time management skills, as there will be multiple tasks and issues happening concurrently.
  • Strong communication skills to effectively communicate with colleagues, contractors and tenants.
  • Good customer service skills to ensure that tenants and occupants receive the attention and service they require.
  • Safety orientation.
  • Excellent mechanical aptitude.
  • Understanding building regulations.
  • Meticulous and attentive to detail.
  • Ability to perform physically demanding tasks such as lifting, working at heights, working in confined spaces, etc
  • Excellent written and verbal communication skills (including reportwriting).
  • Excellent troubleshooting and problemsolving abilities.
  • Must be well organized and have the ability to prioritize tasks.
