Position Overview
The Property Auction Broker is responsible for sourcing, listing, marketing, and facilitating the sale of residential, commercial, and mixed-use properties through the company's auction platform. This role combines traditional brokerage skills with a strong understanding of the auction process, client relationship management, and deal execution under time-sensitive conditions.
The successful candidate will operate within a dynamic, high-performance environment, using modern auction technology and marketing systems to generate qualified stock and achieve sales targets.

Key Responsibilities
- Sourcing and Listings
• Identify and canvass property owners, developers, and investors to secure exclusive auction mandates.
• Evaluate properties for auction suitability (condition, marketability, and pricing).
• Conduct on-site inspections, capture key property data, and prepare listing reports.
• Negotiate listing agreements, commission structures, and reserve prices with sellers.
- Marketing and Buyer Engagement
• Coordinate marketing campaigns across online portals, email databases, and social media.
• Promote properties to qualified buyer networks, investors, and commercial clients.
• Host property viewings, open days, and pre-auction inspections.
• Collaborate with the in-house marketing and operations teams to optimize auction visibility.
- Auction Management
• Guide sellers through the auction timeline, from mandate to hammer.
• Manage buyer registrations, bidding processes, and reserve confirmations.
• Support the auctioneer or platform facilitator during live and online auctions.
• Ensure all legal and compliance documentation is complete pre- and post-auction.
- Negotiation and Deal Closure
• Handle post-auction negotiations for properties that do not meet reserve.
• Draft and submit offers, coordinate with attorneys and conveyancers for transfers.
• Follow up on deposits, guarantees, and FICA compliance.
• Achieve monthly revenue and conversion targets as set by management.
- Client Relationship Management
• Maintain strong relationships with sellers, landlords, investors, and buyers.
• Provide feedback and post-auction performance reports to clients.
• Represent the company professionally at industry events, show days, and networking functions.

Requirements
Qualifications
• NQF 4 Real Estate qualification (minimum).
• Valid PPRA Fidelity Fund Certificate (FFC) as a Property Practitioner.
• NQF 5 / Principal qualification advantageous.
Experience
• Minimum 2–3 years property sales or auction experience (residential or commercial).
• Proven record of listings, mandates, and closed transactions.
• Experience with auction platforms (e.g., , BidX1, HighStreet, or similar) advantageous.
Skills and Attributes
• Strong negotiation and communication skills.
• Excellent understanding of property valuation and market trends.
• Results-driven with ability to work independently and meet deadlines.
• Tech-savvy with proficiency in CRM systems, PropData, Lightstone, and MS Office.
• Professional presentation and client service orientation.
• Own vehicle and valid driver's license required.
