The Role

We're looking for an exceptional Facilities Manager to lead from the front, keep our operations razor-sharp, and drive performance across multiple high-value sites. You'll juggle people, platforms, and property issues like a pro. If you know how to run sites like clockwork, speak the language of contractors and clients alike, and can dance between Xero and FIIX like it's second nature—then we're ready for you.

Key Responsibilities

  • Lead daily FM operations: maintenance, hygiene, cleaning, and site compliance
  • Drive accurate reporting and task tracking via Instacom
  • Maintain full compliance with SAFMA, PSIRA, and OHS regulations
  • Execute preventative maintenance schedules using FIIX
  • Track and manage FM budgets, invoices, and purchase orders in Xero
  • Coordinate with clients, trustees, service providers, and internal teams
  • Conduct regular inspections, audits, and performance reviews
  • Manage staff performance, training, and incident response procedures
  • Support tenders, SLAs, and capital project execution

Requirements

  • SAFMA certification or membership (required)
  • PSIRA Grade B or higher (valid certificate)
  • Minimum 3 years of facilities management experience in a residential or commercial context
  • Proficient in Xero (FM financials, invoicing, budget tracking)
  • Proficient in FIIX or similar CMMS platform for maintenance scheduling
  • Digital operations savvy (Instacom, Microsoft 365, task trackers)
  • Strong communication, multitasking, and people management skills
  • Own reliable transport and flexible schedule (site-based role)

Bonus Points For

  • Tertiary qualification in Facilities Management, Property, or Engineering
  • Sectional Title or Body Corporate site experience
  • Familiarity with health & safety auditing and contractor compliance
  • An uncanny ability to spot maintenance issues before anyone else does
  • PSIRA Certification
