Pretoria, South Africa City Property Full time

The purpose of the role is to maximise the financial performance of the portfolio, maintaining the physical buildings to an appropriate standard and managing tenants and staff.

**Oversee Leasing**

1. Increase the revenue base of allocated sub-portfolio by overseeing new deals and expanding existing tenants.
2. Achieve budgeted renewal increase targets.
3. Ensure that renewals are completed before the expiry date.
4. Manage monthly/ indefinite tenants according to agreed targets.
5. Increase year on year tenant retention.
6. Ensure that tenants adhere to the terms and conditions of the lease agreement, and where a tenant is in breach, implement actioned deemed appropriate under the circumstances.
7. Ensure accuracy of documentation when preparing leases.
8. Ensure that vacating tenants are vacated timeously both physically and on MDA.
9. Ensure that vacate inspections and any reinstatements are finalised within set time frames.
10. Ensure that vacant units are in lettable condition.
11. Build and maintain relationships with tenant base.

**Management of designated Property Portfolio**

1. Upgrade pre-agreed tenants to CPA standard.
3. Where necessary, propose buildings for project upgrades and, where approved, participate in site meetings as required by the Project Manager.
4. Be knowledgeable of the status of any projects which may be ongoing in the allocated sub-portfolio.
5. Conduct regular building visits (minimum bi-weekly).
6. Complete and submit all relevant reports timeously (building visits, pre-budget, Qlikview etc.)
7. Assist Credit Controller in managing arrears.
8. Participate in the annual budgeting process for allocated sub-portfolio.
9. Manage expenses and achieve budgeted Net Property Income targets.
10. Prepare for, attend, and participate in meetings with superiors to report on various Property Management and Leasing functions.
12. Attend to any administrative tasks which may be required to fulfill Property Management function.

**Provide efficient and effective customer service**

1. Address all internal and external customer queries effectively and professionally (whether such queries are logged on to the CRM or not).
2. Communicate effectively and professionally with all internal and external customers.
3. Achieve and maintain a good working relationship with immediate team as well as broader CPA team members.
4. Contribution towards community building.

**Working conditions**:
Office Based 50%.
Outdoors or at buildings 50%.
Regular travelling required. May be required to work after hours.

**Qualifications & Experience**:
1. 3-year business and/or property related qualification preferred.
2. Estate Agencies Affairs Board Competency Certificate (NQF Level 4) required.
3. 3 years of property management experience preferred.
4. Driver’s license required.

**Skills & Knowledge Required**:
1. Sales and lease negotiation skills.
2. Basic knowledge of credit control principles.

4. Financial acumen.
5. Time management skills.
6. Good knowledge of market trends - e.g., competitive rentals, new developments etc.

8. Knowledge of MDA preferred.
9. Basic knowledge of the following legislation preferred:
a. Municipal legislation
b. Health and Safety Act
c. Building Regulations
