**Strategic Letting Plan**
- Analyse existing tenant mix in the portfolio.
- Analyse overall performance of the centre, category performance and tenant specific performance.
- Analyse centres’ market research.
- Implement the strategic letting plan timeously in terms of the agreed timeline.
**Income Budget**
- Perform rental assessment and ensure achieved rentals are market related.
- Optimize Gross Income.
- Understand the actual value of the lease and the tenant performance.
**Optimize and Maximize Net Income**
- Create optimal tenant mix that will maximize centre turnover and retailer profits and therefore optimal rentals for the property.
- Source new tenants for vacancies in the portfolio.
- Ensure timeous renewals and relocation of existing tenants and make recommendations to right size tenants.
- Assess tenant installation contributions.
- Monitor, track and stagger lease renewal.
**Administration and Performance of Leasing functions**
- Ensure compliance to the standard leasing process and procedure.
- Obtain and analyse business plans for all prospective and existing tenants.
- Maintain tenant waiting list for prospective tenants.
- Ensure all tenants are credit vetted.
- Negotiate leases.
- Verify and capture tenant data.
- Ensure that leasing actions are thoroughly documented.
**Client Relations**
- Create and maintain good relationships with retailers, and other clients.
- Represent the company in lease negotiations with tenants.
- Undertake site visits, for canvassing of tenants and meeting of tenants on site.
- Assist debtors with collections and account queries as required.
- Take up building related problems with centre’s operations manager and operations team.
- Advise leasing administration of all tenants vacating and obtain reason for tenant promptly and timeously.
- Field tenant queries and follow up until resolved.
- Ensure that requests, questions, and problems are courteously and professionally resolved.
- Ensure effective and efficient internal communication with tenants.
- Ensure that the company’s professional reputation is maintained.
- Maintain inter departmental relations.
**Marketing**
- Prepare and motivate appropriate marketing plan / strategy for vacancies.
- Keep informed of marketplace and competition.
- Maintain image and presence in the market.
**Working relationship with area staff and management**
- Assist, serve and inform related departments as needed.
- Coordinate leasing efforts with related departments.
- Complete required reports, records and other documentation as required.
- Ensure effective and efficient internal communication.
- Attend and participate in meetings and committees as required.
**Adhoc Duties**
- Ensure that changes in legislations and By-Laws are integrated into current practices.
- Stay informed regarding changes in leasing practices and trends.
- Complete special projects as assigned.
**Qualifications**:
- Matric Certificate
- IDEAL: Diploma or Degree in Property / Leasing / Legal or relevant
**Experience**:
- 3 - 5 years of progressive retail leasing experience.
- IDEAL: 3 years supervisory experience preferred.
