**About the role**

We are seeking a National Senior Operations Manager to e nsuring the portfolio’s repairs and maintenance, upkeep of the centres, and the Capital budgets are executed and managed as well as legislative items, and general building administration.

- Minimum Grade 12 qualification
- A facilities-related tertiary qualification

- Knowledge of Company policies and procedures, in-depth knowledge of lease agreements,Budgeting &

**What you will be doing**

In this role, you will:

- Ensuring all Condition Assessments are conducted by Operations Managers monthly
- Collation and management of Hard Services - annually renewable, responsible for the SLA
- Collating, managing, and ensuring the maintenance of the Asset Registers
- Assist Operations Managers with selective issues onsite that they cannot resolve themselves, part hereof to empower the Operations Manager to be able to conduct the task if repeated
- Ensure that the Operations Managers follow governance regarding the rules and regulations of the client's Property Fund and legislation.
- Involvement with Tenant Installations as and when required - be prepared for each project above R50K + tender procedure + site meeting appointment of contractor and management of the project
- Management of Soft Services where service providers are breached
- Assist and guide Operations Managers in the preparation of tenders as required, the final goal will be to sign Tenders off once prepared by the Operations Managers
- Meeting with the Operations team monthly to discuss planning going forward, issues being experienced onsite
- Confirming correct costing for certain work to be done to ensure governance and compliance in conjunction with the Approval Framework of the client's Property Fund
- Sourcing of new vendors as per the new BEEE requirements
- Building Inspections with Operations Managers per site
