**ESSENTIAL DUTIES AND RESPONSIBILITIES**:
**OBLIGATIONS IN TERMS OF LEASING/TENANTS**:

- Request, obtain and verifying of FICA documentation;
- Obtain consent to conduct credit checks, conduct credit checks and approve the outcome thereof;
- Compile Vendor Listing documentation and assist accountants with the loading and finalization thereof;
- Draft and finalise: Offer to Lease, Agreement of Lease, Cession, Deed of Suretyship, Renewal Addendum, Addendums to Lease, AOD’s etc.;
- Follow up and obtaining of signed documentation;
- Instruct accountants to issue Deposit and Lease Fee invoices and follow up on the payment thereof;
- Co-ordinate Beneficial Occupation of Tenants with centre managers and portfolio managers;
- Initiate lease renewals and negotiations in respect thereof;
- In conjunction with centre managers, co-ordinate and following up on progress in respect of re-instatement of premises upon vacation;
- Assist centre managers in obtaining Certificates of Electrical Compliance from Tenants upon vacating premises in terms of lease agreements;
- Maintain and safe keeping of Tenant Lease files - custodian of original lease documentation;
- Assist accountants with the collection of outstanding monies due when required.
- Assist operational department in approving tenant’s signage proposals.

**MONTHLY REPORTING**:

- Prepare monthly report of renewals, tenant movements and new tenants to be invoiced for the following month per entity;
- Prepare monthly Commission, Lease Documentation Preparation Fees and Tenant Profile Review Fees schedule per entity;
- Assist accountants with preparation of monthly reports to clients’;
**TENANT QUERIES**:

- Assist accountants, centre managers & portfolio managers with Tenant enquiries;
- Advise in respect of R&M as per Agreements of Lease - Tenant recoveries and liabilities as per R&M (Recovery Matrix).

**AD HOC DUTIES**:

- Non-Disclosure Agreements, Memorandum of Understandings, Agreements of Sale and the like;
- **Company Files**: safe keeping of certain documentation: Loan & Facility Letters, Insurance Policies, Title Deeds, Transfer Docs, Sale Agreements, SLA’s;
- **SLA’s**: assist with review of SLA and drafting where applicable;
- **Credit Apps**: Complete and compile documentation for credit apps per entity;
- **Minute Taking** when required - management meetings etc.;
- **Insurance Policies**: Requesting of proposals and finalizing insurance proposals and attending to the annual renewal thereof per entity.

Any ad-hoc tasks as assigned from time to time.

**QUALIFICATION AND EXPERIENCE**:
Recently completed or Currently studying towards a LLB Degree

Excellent communication and time management skills

**SKILLS**:
Microsoft office

Excellent communication skills, both verbal and written
