The Leasing Executive role functions to drive Sales and Leasing of new projects, existing clients as well as maintain a average occupancy of over 95%.
**Key Responsibilities**:
Sales and Leasing
- Drive sales and leasing in order to meet project specific, monthly, quarterly, and annually set targets within prescribed deadlines to ensure high occupancy.
- Ensure complete understanding of Inospace product offerings and specifications, unique selling points, and competitive issues
- Negotiate deals to ensure the best finance outcome for Inospace, ensuring the lowest possible cost to Company
- Responsible for the finalising of all leases/deals/sales, in the form of deposit and first month’s rental received
- Negotiations with clients on customised installations in larger sized product offerings
- Ongoing management of leasing portfolio.
- Collaboration with PMs and assisting in client resolutions
Renewals
- Proactively manage the lease renewal process for existing clients, ensuring timely engagement and communication.
- Conduct thorough reviews of expiring leases, including terms, rates, and compliance requirements.
- Initiate client outreach to discuss renewal options, addressing any concerns or potential adjustments to lease terms.
- Prepare and present renewal proposals to clients, highlighting the value of continued tenancy at Inospace properties.
- Negotiate favorable renewal terms while balancing client satisfaction and business profitability.
Sectional Title Sales and Disposals
- Facilitate and broker successful sales of Sectional Title stock to buyers in order to meet prescribed targets within deadlines
- Manage and negotiate the sales process, including liaison with clients on property plans, sizing and zoning, and renders.
- Responsible for the finalising of all Sales, handing over to transfer attorney/s and ensuring concluded registration of transfer
Sales Administration and relations
- Respond to and qualify incoming web, phone, and marketing enquiries regarding Inospace products
- Client-facing sales management, including site viewings, provision of quotes, follow-ups, managing negotiations and signing of contracts.
- Collaboration on lease, purchase proposals, offers to purchase and other relevant drafting of documentation.
- Manage relationships with external brokers, ensuring referrals are in given in writing and commission negotiations are concluded up front.
- Ensure viability of potential clients and perform necessary credit and reference checks, including gathering of FICA documentation
Marketing
- Collaborate with the marketing team to create client-centric products and efficient and successful 360-degree project marketing campaigns
- Actively post advertisements of product stock and create targeted outreach campaigns
- Managing the sales and marketing campaigns and provide regular feedback to the marketing department
