Senior Property Manager

Thorough knowledge of property management and operations principles; billing processes; recovery of costs, maintenance and preventative maintenance; space management; financial and management reporting; contractual law; technical and IT knowledge; good understanding of legalities (i.e. OHS, SANS); strong leadership and management skills; able to communicate effectively at all levels; good understanding of property maintenance management; able to act on own initiative; well organised with a high level of attention to detail; able to up-skill, motivate and positively influence staff under his control; time management skills; teamwork and cooperation; professional, confident and mature; computer literacy; in-depth knowledge of procurement policies and systems; financial literacy - budgets, income and expenditure, financial analysis.
- Ensuring statutory compliance at all times.
- Building relationships with tenants and suppliers.
- Ensuring building plans are up to date for tenant offices.
- Knowledge of lease conditions relating to operations and maintenance.
- Property management, operations, maintenance and leasing.
- Sectional title management.
- Project management and tenders.
- 16.2 Appointment under Occupational Health and Safety Act, managing HASCOM and OHS file - In-depth knowledge of OHS relating to high rise buildings.
- Statutory compliance for the property and management company.
- Staff management and training.
- Compiling, managing, and presenting development plans, maintenance and preventative maintenance plans, annual planners, income and expense projections, and budgets.
- Overseeing, reviewing, and compiling monthly, annual, and other management reports.
- Ensuring all authority limits are adhered to.
- Approving orders and payments within limit (i.e. suppliers, commission, deposits).
- Ensuring cost effectiveness and performance of contractors.
- Quality control on all operations and leasing documents.
- Authorising contracts received for leasing and operations and submitting for director signature.
- Calculations and recovery of utilities for leased areas.
- Technical knowledge of major equipment, building plans, council certificates, tenant installation, and fitout requirements.
- Ensuring appropriate action for rental collection and/or further legal action against tenants by the finance dept.
- Verifying pre-billing checks of rental invoices and statements.
- Investigating and resolving tenants complaints or queries.
- Building inspections (all levels) on a weekly basis together with the Facilities Manager.

Property related tertiary qualification
Qualifications in Real Estate - NQF5, PDE5 Relating to new Property Practitioners Act
5+ Years experience in commercial property management
Proficiency in MDA Property Manager and Microsoft Office
