**RESIDENTIAL PORTFOLIO ADMINISTRATOR**

**Type**: Full-Time

Based at Head Office in Highlands North, Johannesburg.

We are looking for a proactive and detail-oriented individual to join our property management team.

**Key Responsibilities**
- Manage a portfolio of residential properties, ensuring smooth day-to-day operations.
- Administer leases: drafting, renewals, terminations, and compliance checks.
- Manage rental arrears, assist debt collection, and handle tenant breaches.
- Liaise with tenants on move-ins, move-outs, and general queries.
- Coordinate maintenance requests, inspections, and repairs.
- Maintain accurate property and tenant records.
- Prepare reports, letters, and documentation as required.
- Keep vacancy schedules and risk registers updated.

**Daily / Weekly Focus**
- Rental arrears follow-up and arrears letters.
- Loading leases, renewals, and ad hoc charges.
- Updating spreadsheets and property schedules.
- Assisting with tenant queries, relocations, and permissions to occupy/vacate.
- Allocating parking bays and arranging biometric registrations.

**Monthly Focus**
- Exit inspections, final account calculations, and deposit refunds.
- Preparing vacancy lists and meter reading checks.
- Exporting TPN and lease renewal lists.
- Sending welcome packs and lease copies to new tenants.

**Requirements**:

- Matric (Grade 12);
- Property-related qualification and/or valid FFC preferred.
- 3-5 years’ experience in residential property administration/management.
- Strong knowledge of SA property legislation.
- Proficient in property management software (WeConnectu RAMS & RedRabbit advantageous).
- Valid driver’s licence & own transport.

**Skills & Competencies**
- Excellent administration and time management.
- Strong communication and problem-solving skills.
- Customer service driven with attention to detail.
- Proficient in MS Office (Word, Excel, Outlook).
