Senior Specialist Leases

**Role purpose**:
The Retail Operations Portfolio Leases & Contracts role is a hands-on specialist role that owns the Retail Operations Legal Portfolio that defines, implements and governs activities related to the Leases and Contracts of the Retail Operations Division. The role is accountable for delivery of commercial & legal negotiations, detailed lease administration, trend analysis, legal risk analysis & mitigation and stakeholder analysis & engagement to ensure compliance, viable commercial outcomes and strategic development of the portfolio.

**Your responsibilities will include**:
**Retail Property Portfolio**
Established, owned and managed legal property portfolio
Established, owned and managed Stakeholder analysis and stakeholder engagement plan
Established, owned and managed Risk analysis and Risk mitigation plan
Established, owned and managed governance framework
Effective communications and capacity building

**Retail Property Database & Commercial Management**
Established, owned and managed Property database - oversight of all Legal and contractual related information
Ongoing collaboration and facilitation of inputs from multiple stakeholders to empower decision-making and negotiation.
Leading strategic efforts pertaining to landlord engagements and negotiations.
Achievement of savings pertaining to rental and recovery models including new leases and current lease renewals.

**Must have technical/professional qualifications and experience**:
A 3-year Degree or National Diploma in Legal or contractual management in a Property Management, Property Design, and/or Commercial Business Management context or relevant equivalent certification/s within this role scope’s context - essential

Minimum of 5 years experience within a legal/contractual property orientated sector managing landlords in a multi-stakeholder portfolio with nationally distributed locations and brand imperatives - essential
Minimum of 3 years’ exposure to legal contractual principles involving governance frameworks, risk analysis/mitigation and stakeholder analysis/engagement - essential
Exposure to commercial and analytical activities related to rationalisation and budget management will be highly beneficial
Exposure to digitally lead property database management and dashboard reporting will be highly beneficial

OR

Minimum of 8 years’ experience within a legal / contractual property orientated sector managing landlords in a multi-stakeholder portfolio with nationally distributed locations and brand imperatives - essential
Minimum of 3 years’ exposure to legal contractual principles involving governance frameworks, risk analysis/mitigation and stakeholder analysis/engagement - essential
Exposure to commercial and analytical activities related to rationalisation and budget management will be highly beneficial
Exposure to digitally lead property database management and dashboard reporting will be highly beneficial

**Core competencies and knowledge**:
A clear understanding of the landlord and retail rental landscape within a South African context
Extensive experience in Property Leases, Commercial Negotiation and Contractual management
Experience with negotiating and managing landlords and respective property portfolios in a broad and layered distribution context
Working knowledge of portfolio database management and dashboard creation to empower decision making
Highly developed knowledge of risk mitigation and stakeholder analysis - Ability to challenge and be demanding of
