**Primary Duties and Responsibilities**:

- Oversee the day-to-day operations of the commercial portfolio, ensuring its efficient management.
- Supervise and lead the commercial team, ensuring the smooth execution of their respective roles within the department.
- Foster ongoing and direct interactions with landlords to maintain strong relationships.
- Conduct site visits to the managed commercial properties as required to assess their condition and address any issues.
- Handle requests related to brokering vacant premises, actively seeking new opportunities.
- Expand the brokerage team through effective networking and recruitment efforts.
- Manage the department's budget meticulously, ensuring targets are met and resources are optimally allocated.
- Drive the financial growth of the department by securing new business opportunities and ancillary income streams.
- Demonstrate a thorough understanding of internal systems (Unibase & Qdocs) and processes to enhance operational efficiency.
- Prepare and submit monthly commission schedules promptly.
- Provide quotes for new business ventures and engage with prospective landlords interested in our management services.
- Meet with potential tenants looking to lease vacant units in our portfolio.
- Conduct staff performance appraisals and facilitate performance reviews for team members.

**Minimum Requirements**:

- Possess a minimum of 5 years of experience as a senior portfolio manager, with prior management experience considered an advantage.
- A background in sales would be beneficial to excel in this role.
- Previous exposure to commercial property management is advantageous.
- Familiarity with rental agreements and collections in the commercial space, with residential experience considered similar in practice.
- Hold a full-status Fidelity Fund Certificate or be willing to obtain one within a short timeframe.
- Possess basic accounting knowledge to understand and manage departmental budgets effectively.
- A personal vehicle is essential for fulfilling job responsibilities.
