The UM will be responsible to ensure that the properties owned deliver optimal returns on all utilities, within tenant lease agreements, council legislation and extract value that impacts distributable income. The entire property management function is outsourced to specialist property managers and the UM works very closely with them to guide them to achieve optimal, predictable returns per property and portfolio. The UM works directly with the Senior Utility Manager, Technical Manager, Asset Managers, the Finance department and closely with the Chief Operations Officers.
- Leasing and tenant retention
- Efficient utility management - secure nett financial impact
- Arrears - solve and run with monthly top 5 “utility-causing’ arrears
- Internal reporting

Bachelor’s degree in Finance / BCom / or similar required o Additional environmental science qualifications advantageous
- 8 - 10 years proven property and utility management experience at management level
- **8 - 10 years utility management experience**:

- CAPEX feasibility study calculations
- Good technical knowledge of utility consumption, power plant operations, waste removal and water plants (including alternative energy and renewable resources project management, implementation, and monitoring)
- Solid understanding of council accounts and impact on profitability
- Strong understanding of building operations and technical ability
- Self-starter, highly driven individual that can work independently to manage a large portfolio
- Above average MS Excel skills at intermediate to advanced level
- Excellent interpersonal skills required to manage supplier and contractor relationships at director / management level
- MRI / MDA experience advantageous
- Understand impact of actions and deliverables on company results and distributable income (seeing the bigger picture)

**Job Type**: Permanent

**Salary**: R700,000.00 - R800,000.00 per year
