PURPOSE OF THE ROLE:
KEY PERFORMANCE AREAS
- Identifying strategies for finding new tenants and managing renewals process with anchor tenants
- Providing strategic support in respect of negotiations
- Negotiating lease terms, preparing lease agreements, and ensuring that all lease documents are accurately completed (including rental rates, security deposits, lease length, and move-in dates).
- Tenant screening and selection: Conducting background and credit checks on potential tenants, verifying income and evaluating rental history to select qualified tenants.
- Liaise with architects to ensure shop layouts are updated and sent to tenants to submit design layouts for Landlord approval.
- Liaise with the project team to obtain design and signage approvals on behalf of the tenants.
- Ensure tenants submit design layouts to Council for approval.
- Developing and implementing marketing strategies to attract potential tenants.
- Prepare and review lease agreements with tenants and ensure they understand all terms and conditions.
- Maintain accurate records of leasing activities and tenant information.
- Maintain positive relationships with current & potential tenants.
- Conducting market research to determine current rental rates, property availability, and tenant demand in the local market.
- Promoting and advertising available properties to potential tenants, including creating and posting ads online and conducting property tours.
- Collaborating with property management and facilities staff to ensure that all units are well-maintained and meet tenant expectations.
- Keeping up-to-date with local regulations and laws to ensure compliance with all relevant requirements.

**REQUIREMENTS**:

- Relevant Tertiary qualification / A Bachelor's degree in business, real estate, or a related field / relevant experience may be sufficient in some cases.
- Min 5 - 7 years’ experience directly related to the duties and responsibilities specified.
- Strong analytical and organizational skills with a good commercial mind set.
- Proven ability to negotiate and conclude transactions or contracts with high profile stakeholders (strong communication and negotiation skills).
- Ability to effectively market and lease properties / vacancies.
- Have a deep understanding of the local rental market and be comfortable working with a variety of tenants, including those with different backgrounds and needs.
- Proficiency in Microsoft Office and property management software
- High attention to detail and accuracy and ability to handle multiple tasks simultaneously.
- Ability to work independently and as part of a team.
- Excellent verbal and written communication skills
- Strategic and proactive approach to problem solving.
- Relationship management skills
