Portfolio Manager

_**Minimum Requirements**:_
- Undergraduate degree in Operations or Business Management preferred.
- Minimum 5 year experience in the student accommodation environment
- Proven track record in effective operations management

- **Duties and Responsibilities**:_

Management of all Varsity Lodge Student Accommodation sites (currently 8 sites) based in Pretoria and Johannesburg, both strategically as well as hands on approach.

**Human Resources** - Management of employees, working closely with HR to address any HR Related matters. Strategic leadership on HR related matters.

**Sites**- Monitor occupation figures, provide guidance with booking processes. Compile lease agreements and all booking documentation to sites. Advise on evictions and cancellation. Monthly site inspections. Relationship building with the community and community leaders.

**Students**- Liaise with students (SRC’s and House Comms) and address demands, student disciplinaries to be reported, monitor invoices for damages, tenant relations and student problems.

**Administration**- Monthly Reports submission, obtain weekly site reports and address issues where necessary, oversee an ad hoc portfolio which includes insurance, fleet and management of residential properties.

**External service providers**- Management of cell phone contracts, security, waste, sanitary bins, cleaning companies, transport, IT companies, gardening services. Manage the entire tender process for appointment of the service providers.

**Maintenance**- Oversee maintenance leader, monitor utilisation of ad hoc maintenance team, monitor year end maintenance / inspections.

**IT**- Strategic guidance with regards to Wi-Fi, cameras and biometrics. Monitor spent on hardware and software. Websites monitor. Software management (Dropbox, Google, Microsoft, etc). Refine / develop / monitor new IT Management system introduced during 2023 (Rubix).

Ability to commute/relocate:

- Brooklyn, Gauteng: Reliably commute or planning to relocate before starting work (required)
