Specialist: Retail Property Portfolio Leases

**Role purpose**:
The Retail Operations Portfolio Leases & Contracts role is a hands-on specialist role that supports and participates in the Retail Operations Retail Property Portfolio. The role is accountable for the delivery of lease negotiation, internal and external stakeholder management, meaningful inputs and communications to support governance, database and dashboard activities with detailed ownership of property related policies, procedures and templates to ensure compliance, viable commercial outcomes and operational efficiencies that develop the property portfolio.

**Your responsibilities will include**:
Negotiate, conclude and manage lease agreements at the best terms and conditions in order to expand the Vodacom branded channels footprint and renew existing Vodacom sites countrywide.
Ensure leases are renewed timeously to avoid putting the business at risk by extracting the renewals diary and ensuring the options are exercised within the lease terms.
Ensure that leasing information is correctly captured on databases to ensure that rentals are paid correctly by checking the data captured on the systems.
Facilitate the communication between stakeholders to ensure a smooth workflow by mediating all communication between internal and external stakeholders.
Vet leases' terms and conditions and ensure that they are forwarded to Legal department for validation by checking if the terms and conditions comply with set standards.
Negotiate new leases/renewal of leases on behalf of Vodacom.
Financial management of the property portfolio to ensure market rentals are in line with market rates, attending to financial queries relating to invoices.
Comply with risk standards by ensuring that leasing workflow processes are followed and specific instructions are addressed.
Ensure that lease agreements are negotiated at market related rentals, escalations and conditions by conducting market surveys.
Achievement of savings pertaining to rental and recovery models including new leases and current lease renewals.
Participating in administrative and general support efforts pertaining to landlord engagements and negotiations.

**Must have technical/professional qualifications and experience**
A 3-year Degree or National Diploma in a Property Management related qualification, Bcom qualification or relevant equivalent certification/s within this role scope’s context OR working towards - essential
Minimum of 5 years’ experience within a leasing management / property management orientated sector playing a strong administrative role and engaging with landlords in a multi-stakeholder portfolio with nationally distributed locations and brand imperatives - essential
Minimum 1 year exposure to channel based partner stakeholder communications and engagement - essential
Active experience in building property related capacity including process, policy, procedure related template development and maintenance - highly beneficial
Exposure to digitally lead property database support and dashboard reporting - highly beneficial

**OR**

Minimum of 8 years’ experience within the retail property sector playing a strong administrative role and engaging with landlords in a multi-stakeholder portfolio with nationally distributed locations and brand imperatives - essential
Minimum 2 year exposure to channel based partner stakeholder communications and engagement - essential
Active experience in building property related capacity including process, policy, procedure related template development and maintenance - highly beneficial
Exposure to digitally lead property database support
