**PURPOSE OF POSITION**:
Total Management of contracts (including distribution agreements) through the contract life cycle. To supervise and oversee strategic, operational and administrative tasks and requirements in order to ensure the smooth running of construction operations.

**Strategic**
- Arranging and review and contract negotiation of contract terms and conditions with the support of the General Manager.
- Lead contract change management and work proactively with customer and suppliers on the changes.
- Identification of contract/project risk internally within the company and externally with customers and suppliers.
- Manage and monitor contract risks with timely notification internally and with customers and suppliers.
- Participate in commercial negotiation and clarification with identification of contract and project risks.
- Interpret/analyze contract clauses and explain relevance to relevant stakeholders.
- Manage and setup the billing process including invoice milestone trigger, ensure billing accuracy, collection and tracking of billing issues if any.
- Manage contract closure by identifying pending issues, drive the closure by working with stakeholders (internal function teams and customers).
- Conduct post mortem analysis on closed contracts on lessons learnt.
- Work closely with General Manager to increase unsecured business
- Network with potential clients and build strong relationships to ensure marketing and reputation management
- Lead by example in building strong internal and external relationships, displaying excellent abilities to initiate strategic dialogue and listen, advise, influence, negotiate and make presentations at all levels
- Keep abreast of changes in market conditions globally and locally to be able to pre-empt and proactively manage the impact of those changes provide General Managers with sound analysis and performance forecasts
- Continually drive best-in-class solutions and practices
- Makes an effort to stay relevant and up-to-date with legislation, new developments, etc.
- Assist in tender processes

**Operations**
- To construct and deliver the allocated section of work within a specified timeframe with allocated resources.
- Read, understand and explain drawing specifications to role.
- Monitor construction activity on site to prescribed quality standards and South African Legislation.
- Identify bottlenecks, resolve them and streamline the construction process on site.
- Coordinating construction work according to priorities and plans
- Producing schedules and monitor attendance of crew
- Allocate general and daily responsibilities
- Supervise and train workers and tradespeople
- Ensure manpower and resources are adequate
- Ensure all safety precautions and quality standards are met
- Supervise the use of machinery and equipment
- Monitor expenditure and ensure it remains within budget
- Resolve problems when they arise
- Preparing the site and liaising with other construction professionals such as the Authorities, architects, engineers, buyers, estimators and surveyors before construction work start.
- Developing the programme of work and strategy for making the project happen.
- Making safety inspections of the site when work is underway and ensuring regulations relating to health safety are adhered to.
- Communicating with a range of people including the client, subcontractors, suppliers, the public and the workforce.
- Integrate various resource requirements of production teams on site.
- Monitor, control and improve production and productivity levels on site.

**Financial Control**
- Conduct forecasting, cost control and revenue control for business unit
- Monitor budgets regularly to ensure that financial activities are in line with contractual agreements and reports
- Ensure payments occur timeously to suppliers and subcontractors

**People Management**
- Manage and oversee HR initiatives, including the recruitment, induction, remuneration, development, succession and training of all staff according to business demands and relevant policies and procedures.
- Ensure compliance to relevant legislation: including BCEA, LRA, EE Act.
- Take full responsibility for performance management of all direct reports, managing their performance in relation to quality standards and agreed benchmarks and objectives, focusing on all aspects of sound people management
- Motivate and give direction to all employees.

**Minimun Requirements**
- Training in SHE, Admin. & basic HR
- Matric.
- Drivers license
- Must have advanced skills in Microsoft Office
- Diploma/Degree in Operations Management / Project Management
- At least 10 years experience as a construction manager in construction and maintenance
- Competence and knowledge in the construction and supervision of Civil works.
- Competence in Construction Management skills, motivated, has strong leadership, able to encourage subordinates and other work groups to work as a team.
- Knowledge of civil and structural codes
