**Job Advert Summary**:
To oversee activities of service
- and maintenance contractors and staff, execution of building related activities as predetermined by Portfolio and Centre Managers. Establish and maintain mutually beneficial relationships with tenants and service contractors; assist Portfolio Manager to co-ordinate repairs, revamps and tenant installations; carry out inspections and general building maintenance.
**Minimum Requirements**:
**Experience / Education**:
Technical / mechanical qualification at N4 level or equivalent with approximately 3 - 5 years relevant
experience
**Skills required**:
Technical and mechanical; basic building maintenance; plumbing and electrical.
PC literacy - working knowledge of MS Word and MS Excel
**Knowledge required**:
Knowledge of lease conditions including house rules, knowledge of housekeeping principles, Basic OHS;
airconditioning, plumbing, electrical, knowledge of Company policies and procedures, Administration
principles and reporting, Working knowledge of statutory requirements, Knowledge of cost budgeting and
control.
**Competencies required**:

Communication; Tolerance for Stress, Assertive, Drive and Productivity
**Major drivers of work volume**:
Geographical spread of buildings; Grading and complexity of buildings; Tenant and customer profile; Level
of Mechanical / Electrical Complexity; Rental Levels; Management complexity & intensity.
Interface / relationships with:
Internal: Property / Centre Manager, Portfolio/Operations Manager, Lease Administrator, Debtors
Administrator, Handyman
External: Contractors, Landlord, Tenants
**Duties and Responsibilities**:
- Input on annual expense budget
- Control monthly expense budget
- Manage & Create purchase orders on system
- Repairs. T.I. Inspections. BIMS. Manage and execute emergency and running maintenance
- Manage aspects like cleaning, security and allocation of building site (Housekeeping) ad hoc Neat and safe working environment established with proper control
- Inspections in accordance with inspection programme daily Completed inspection reports Complaints received from Tenants / Client Services management and
- Reinstatement inspections daily (as per public need)
- Maintenance items prioritised in relation to budget (running and planned maintenance)
- Vacancy inspections Quarterly Service levels maintained and items for maintenance identified
- CAD vs vacant space inspections Building inventory daily Effective control
- Monitoring of adherence to house rules and reporting transgression of User Clause.
- Key control Issue parking access permits & auditing of access permits
- Energy Management (incl meter readings) & Municipal Accounts (incl electrical recoveries)
- Liaise with internal and external parties on aspects of good housekeeping daily
- Attend to calls logged Register feetcounts in shopping centres daily (Retail only)
