My client is a niche South African REIT (Real Estate Investment Trust) group. The group is highly entrepreneurial, fast-moving and innovative.

The Property Division currently makes use of external construction management expertise and now wants to bring this function in-house. As such, they seek a highly competent and driven Construction Manager for their Cape Town head office. The incumbent will work on a combination of new builds, refurbishments and maintenance projects.

**Job Summary**
- Project Management - Industrial/Commercial/Residential & Offices:_

Liaison with City of and other governmental officials, including organizing and attending meetings as required to resolve outstanding matters. Follows through with all pertinent parties to ensure that appropriate action on pending matters is done as required.

Perform independently or with the QS the pre-planning of development include feasibility studies and due diligence on a variety of projects including new-build (Greenfields projects).

Assist in the coordination of zoning matters with appropriate consultants, legal and governmental bodies.

Ensures and preparing all plans and required submittals are processed with the appropriate government body and follows through to obtain approvals as required. Track progress of these submittals to receipt of required approvals.

Coordinates, schedules and attends architectural design/schedule matters and follows through to ensure required action is done as required.

Coordinate environmental reviews and remediation efforts on various development projects.

Monitors and coordinates the work effort of all project architects, engineers and consultants to ensure their scope of work is in conformance with the project budget, schedule and development guidelines.

Monitors construction activity and schedule.

Prepare weekly reports regarding the status of the each vertical development including status of construction, cost variances, unresolved items and other project related reports. Includes photographs as appropriate.

Oversees and monitors the progress of projects including schedules, budgets, and financial and lending metrics. Administers, reviews and approves progress payments and funding disbursements, and authorizes adjustments to contracts where required

Ensure financial projections and feasibility studies maximise yields per development.

Prepare motivations for internal funding.

Prepare detailed project plan for given project and agree with all stakeholders. Define and agree milestones and timelines with all stakeholders.

Ensure that necessary project plans and other documents are signed off including dates by all stakeholders.

Prepare WBS (Work Breakdown Structures) for work to allocated teams.

Keep the project plan up to date and raise alarm when deadline is missed.

Arrange, manage and minute site meetings and site inspections.

Ensure on-site quality meets and exceeds requirements of the developer.

Manage contractor’s performance in detail and monitor their program to ensure completion of the project.

Complete projects and meet and exceed company requirements and standards within budget, and within prescribed timelines.

Ensure that project complies with all regulations.

Compile documentation for conclusion of the project and handover from contractor.

Ensure that best value for money is obtained for all procurement in conjunction with QS.

Management of all documentation through the development process; including minutes of meetings, recommendations from the management team, and issues pending resolution.

Provide work schedules to the teams and keep status updates as per agreed project plans.

Managing tenant’s recoveries and taking necessary action to recover past due dates
- Managing the Site - Industrial/Commercial/Residential & Offices:_

Inspecting properties to check conditions/foundations.

Obtaining planning and/or building regulations approval.

Selecting appropriate construction materials and provide technical advice.

Making sure sites meet legal guidelines, and health and safety requirements.

Analysing configurations of the basic structural components of a building or other structures.

Considering the strength of various materials, e.g. concrete, steel and brick, to see how their inclusion may necessitate a change of structural design.

Liaising with other designers, including architects, to agree on safe designs and their fit with the aesthetic concept of the construction.

Examining structures at risk of collapse and advising how to improve their structural integrity, such as recommending removal or repair of defective parts or rebuilding the entire structure.

Making drawings, specifications and computer models of structures for building contractors.

Liaising with construction contractors to ensure that newly erected buildings are structurally sound.

Using computers and computer-aided design (CAD) technology for simulation purposes.
