Handyman/painter

**RESULT STATEMENT**:This position is accountable for producing the following results in all properties falling under the position holder: promptly attending to all repairs and maintenance work (painting, basic electrical and plumbing work, carpentry, basic Maintenance, plastering, tiling, roofing, waterproofing, ceiling, and cornice, welding, etc) by following the maintenance manual for each maintenance issue.

**STRATEGIC WORK**:

- Planning routine maintenance schedules
- Implement and execute on the maintenance schedule
- Pre-empting maintenance issues and resolving before hand
- Prioritizing repairs for geysers, blocked-toilets and leaks that cause structural damage
- Recommending and developing improved systems, policies, and procedures for the Maintenance function
- Ensuring the availability of maintenance personnel
- Manage and coach maintenance staff and various assistants

**WORK LISTING**:

- Electrical: attend to all
- Basic electrical repairs of electrical systems such as plugs and light switches
- Circuit-breaker repairs, isolator installation
- Electrical cabling
- Electrical meter monitoring and maintenance
- Ensure tenants’ electricity meters have not been by-passed
- Plumbing:

- All basic plumbing maintenance issues as per the plumbing decision tree
- Eliminate water leaks
- Attend to blockages (sink, basin, drains and toilets)
- Attend to geyser repairs and or maintenance work
- Attend to installation, repairs, and or maintenance work
- Ensure storm water drains are in place and unobstructed
- Property:

- Ensure properties are safe for tenants and security measures are effective against burglaries
- Ensure properties are always clean, presentable, and not a health hazard
- Ensure properties are physically and cosmetically well-maintained
- Ensure all systems installed works accordingly
- Improve operations and increase efficiencies
- Execute pest-control plan.
- Affix “to let signs”
- Ensure maintenance plans and procedure are followed
- Ensure maintenance work is done timeously
- Handle maintenance materials with skill and care
- Supervise external service providers
- Carpentry:

- Attend to all carpentry work as per the carpentry decision tree
- Attend to maintenance of doors, locks, gates, cupboards, and windows
- Attend to burglar gates installation and maintenance work
- Basic Maintenance:

- Attend to minor plastering work and maintenance thereof
- Attend to minor paving work and maintenance thereof
- Attend to painting work
- Attend to ceiling and cornice maintenance and installation work
- Attend to basic welding work
- Attend to minor tiling and skirting maintenance work
- Attend to roofing maintenance work
- Attend to fencing installation and maintenance work
- Attend to waterproofing installation and maintenance work
- Attend to gutter cleaning and maintenance work
- Attend to dustbin collection and return
- Attend to inspection of units and record inspection results

COMPANY-WIDE:

- All work will be performed according to company manuals, policies and procedures, in the spirit of the company’s Vision.
- All proprietary company information will be held as strictly confidential outside the company.
- Immediate line manager will be notified of any issues that cannot be resolved or deadlines that cannot be met within a reasonable time frame.

Pay: R5 000,00 - R6 000,00 per month
