- R 20000 - R 25000 Monthly Cost To Company- The main purpose of this position is to handle the property management function for a portfolio of buildings. Must have a driver's license and own transport to travel to the various buildings. MDA experience is ESSENTIAL.
- Financial and Administrative
- Preparation of and implementation of detailed Property Budgets and Cash Forecasts
- Carry out Lease Audits every 6 months
- Reporting against budgets
- Ensuring Tenants are correctly billed and all rent and recoveries are billed and collected
- Keeping arrears at agreed minimum levels
- Cost benchmarking, cost control and management
- Ensuring Cost Recoveries are maximised
- Management of Owner payments to landlord
- Ensuring compliance with statutory payments for landlord
- Optimising cash flow for landlord
- Convening regular meetings with landlord and ensuring that all agreed reporting formats and timelines are met

Leasing
- Filling Vacant Space
- Renewing existing tenants leases
- Ensure all tenants have valid current leases and security (deposits or bank guarantees) in place
- Manage and oversee sourcing, vetting and installation of new tenants as well as vacating of tenants leaving
- Rental Benchmarking and advertising of existing vacancies
- Formulation and Implementation of letting strategy
- Liaising with Brokers
- Negotiating leases

Operations/Facilities
- Oversite and management of maintenance, cleanliness and repair of the Property and equipment, including supervision of any sub-contractors appointed
- Management of on-site Building Staff
- Regular Inspections of the Property
- Cost Benchmarking and ensuring contracts in place with existing service providers
- Management of contractors in accordance with agreed service level agreements and review of contracts on a regular basis
- Carrying out or appointing the necessary professional service provider if required, to carry out regular comprehensive assessments of all facilities in the Property e.g. lifts, air-conditioning, electrical reticulation etc. to ascertain the condition, the service and maintenance requirements, the anticipated major overhaul and/or replacement dates
- Preparing and instituting a service, preventative maintenance and replacement program
- Tenant Liaison
- Ensure Buildings comply with Occupation Health and Safety Act and that all annual services, checks, fire drills, etc are undertaken/performed
