Job Purpose : The Leasing Manager is responsible for the strategic management of leasing activities within a super regional mall, ensuring optimal tenant mix, maximized rental income, and long-term value creation.

This role requires strong industry expertise, relationship management, and negotiation skills to secure high-profile tenants and premium leasing deals.

The Leasing Manager will collaborate with key stakeholders to develop and implement leasing strategies that align with market trends, financial goals, and operational objectives.

Key Responsibilities :
  1. Leasing Strategy & Tenant Management : Develop and implement leasing strategies to attract high-quality tenants and optimize the tenant mix.
  2. Identify and secure key anchor tenants, ensuring long-term stability and foot traffic.
  3. Conduct market research to assess demand, rental trends, and competitor performance.
  4. Manage lease renewals, negotiations, and vacancy reduction strategies.
  5. Financial & Contract Management : Maximize rental income by negotiating competitive lease agreements.
  6. Ensure leases comply with legal and financial regulations.
  7. Conduct financial analysis on rental structures, escalations, and tenant turnover.
  8. Maintain accurate leasing forecasts, reports, and budget projections.
  9. Stakeholder & Relationship Management : Build and maintain strong relationships with tenants, brokers, and industry professionals.
  10. Work closely with marketing teams to support tenant success through promotional initiatives.
  11. Collaborate with legal teams to ensure compliance with lease terms and conditions.
  12. Serve as the primary point of contact for lease-related disputes and escalations.
  13. Operational Excellence & Reporting : Oversee leasing administration, ensuring accurate documentation and record-keeping.
  14. Monitor tenant performance and identify opportunities for lease restructuring or tenant replacement.
  15. Provide regular reports on leasing performance, occupancy rates, and revenue targets.
  16. Stay up to date with industry developments, market shifts, and investment opportunities.

  7. Organizational & Time Management : Ability to manage multiple lease negotiations, renewals, and stakeholder engagements simultaneously.
  8. Detail-oriented with strong documentation and administrative skills.
Working Conditions :

Office-based role with extensive travel for site visits, tenant meetings, and industry networking. Requires flexibility to work beyond regular hours to meet leasing deadlines and strategic goals.

Minimum Requirements :
  1. Education : Bachelor's degree in Property Studies, Real Estate, Business, Finance, or a related field. Additional property management or leasing certifications are advantageous.
  2. Experience : Super Regional Mall leasing experience is mandatory. Minimum 5-7 years of experience in retail leasing, tenant management, or property development. Proven track record in securing anchor tenants, negotiating leases, and driving revenue growth.
  3. Technical Skills & Knowledge : Strong understanding of retail leasing trends, property law, and lease agreements. Experience in financial modelling, rental negotiations, and lease structuring. Proficiency in MS Office Suite (Excel, Word, PowerPoint) and property management software. Ability to analyze leasing data and market conditions to inform strategic decisions.
