About the Role
Our client, a prominent property management firm overseeing a portfolio of commercial and residential properties, is seeking a skilled Building Systems Maintenance Specialist for their operations in Mossel Bay, Western Cape. This role is integral to ensuring the smooth and efficient operation of all building services, including electrical, plumbing, HVAC, and general building fabric. You will be responsible for conducting regular inspections, performing repairs, and implementing preventative maintenance schedules to uphold the highest standards of building integrity and tenant satisfaction. The ideal candidate will have a broad range of technical skills, a proactive approach to maintenance, and excellent problem-solving abilities. This position offers a dynamic work environment where you can apply your expertise to diverse building systems within the beautiful Mossel Bay region. The role requires a Hybrid approach, involving both on-site essential maintenance and some remote coordination for scheduling and reporting.
Key Responsibilities
- Perform routine inspections and maintenance on all building systems, including electrical, plumbing, HVAC, fire safety, and security systems.
- Diagnose and repair faults in building equipment and infrastructure, ensuring minimal disruption to occupants.
- Conduct preventative maintenance tasks as per schedule to ensure system reliability and longevity.
- Respond to emergency maintenance requests promptly and efficiently.
- Coordinate with external contractors and service providers when specialized repairs are required.
- Maintain accurate records of maintenance activities, including work orders, parts inventory, and service reports.
- Ensure compliance with all health, safety, and environmental regulations within the properties.
- Assist with minor renovations, installations, and general upkeep of the building.
- Contribute to the development and implementation of new maintenance strategies.
Requirements
- Proven experience in building maintenance, with a strong understanding of various building systems.
- Skilled in performing general repairs and troubleshooting across electrical, plumbing, and mechanical systems.
- Familiarity with HVAC systems and basic repair knowledge is essential.
- Ability to read and interpret technical diagrams and maintenance manuals.
- Excellent problem-solving skills and attention to detail.
- Good communication and interpersonal skills for tenant and contractor interaction.
- Must be able to work independently and manage time effectively.
- A Hybrid work arrangement is expected, combining on-site duties with remote tasks in Western Cape.
- Relevant trade certifications are a plus.
