One of the top leaders in Property Development is urgently recruiting for a
Architect that is available to start immediately.


Key performance areas include:

Inception
Receive, appraise, and report on the client's requirements regarding:

  • The client's brief.
  • The site and rights and constraints
  • Budgetary constraints
  • The need for consultants
  • Design across concept, preliminary, developed, and detailed design stages
  • Communicate design through verbal, written and graphical skills using Revit, Sketch-Up, Lumion, Photoshop and other CAD software.
  • Prepare marketing assets for marketing development products.
  • Support and collaborate with marketing department to ensure competitive market related marketing assets for sales.

Concept design

Prepare an initial design and advise on:

  • The intended space provisions and planning relationships.
  • Proposed materials and intended building services.
  • The technical and functional characteristics of the design.
  • Check for conformity of the concept with the rights to the use of the land.

Design development

  • Confirm the scope and complexity.
  • Review the design and consult with local and statutory authorities.
  • Develop the design, construction system, materials, and components.
  • Incorporate ad coordinate all services and the work of consultants.
  • Review the design, costing and programme with the consultants.

Documentation for Local Authority

Prepare documentation sufficient for local authority submission:

  • Co-ordinate technical documentation with the consultants and complete primary co-ordination.
  • Prepare specifications for the works.
  • Obtain the client's authority and submit documents for approval.
  • Circulation and coordination to subcontractors.
  • Client follows up and updates.
  • NHBRC enrolment.
  • NHBRC renewals.
  • NHBRC registrations.
  • Fire compliance.

Construction documentation

Complete construction documentation:

  • Prepare documents to procure for the execution of the works.
  • Prepare the contract documentation.
  • QC file compilation.

Construction

Administer the building contract:

  • Issue construction documentation.
  • Facilitate and coordinate client correspondence.
  • Initiate and/or check subcontract design and documentation as appropriate. Ex. Joinery
  • Inspect the works for conformity to the contract documentation.
  • Administer and perform the duties and obligations assigned to the principal agent, or fulfil the obligations provided for in the operational management SOP.
  • Issue the letter of practical completion.
  • Assist the client to obtain the occupation certificate.

Close out

  • Facilitate the project closeout including the preparation of the necessary documentation to effect completion, handover, and operation of the project.
  • Provide the client with asbuilt drawings and relevant technical and contractual undertakings by the contractor and subcontractors.
