DUTIES AND RESPONSIBILITIES


The caretaker will be responsible for the effective day-to-day running of the complex domestic and security matters, including but not limited to the day-to-day management of all security matters within the complex, the day-to-day management of the gardens, all maintenance aspects and the aesthetical upkeep of the communal areas within the complex, as well as handyman duties as the need arises.

Below are some of the main duties and responsibilities, these may change depending on the needs of the complex:_

  • To supervise the cleaning and keeping neat all Common Property areas, including windowsills, garage doors, elevators, staircases, passages etc., in such a manner and at a frequency as determined by the Trustees;
  • To supervise all aspects of gardening, garden refuse removal and weed killing of all Common Property areas as well as any Exclusive Use Areas, or as determined by the Trustees;
  • To supervise the cleaning and sanitization of all dustbins and refuse areas on a regular basis as determined by the Trustees;
  • To ensure placing out all municipal containers for refuse collection, on days so specified by the municipality/refuse removal contractor, and to ensure returning such containers to their designated place in the complex;
  • To keep a daily attendance register, as supplied by the Body Corporate;
  • To identify non-working light globes, and to supervise replacing such globes;
  • To maintain the good operation of the backup generator as well as maintain diesel levels;
  • To maintain the swimming pool to required standards;
  • To timeously order cleaning materials as required;
  • To exercise, control and keep stock of all materials belonging to the Body Corporate, and to timeously inform the Trustees when such items require replacement;
  • To inform the Trustees should any irregularities at the complex be observed;
  • To inform the Trustees of any maintenance work to be done;
  • To monitor the movement in and out of apartments as well as the number of occupants in each apartment and update the resident register;
  • To ensure compliance with the Rules of the Body Corporate by the occupants and assisting the Trustees in enforcing the Rules of the Body Corporate;
  • To perform inspections of apartments as per the rules of the body corporate where required and notify the
Trustees of non-conformities.

  • To manage parking and parking allocation on the common property (if applicable);
  • To ensure applicable health & safety standards of the complex is maintained, such as signage, fire safety, etc.
  • To ensure road markings and signage is maintained.
  • To attend to minor maintenance work, as can reasonably be expected, and as directed by the Trustees;
  • To provide input to the 10-year maintenance plan of the complex;
  • To ensure routine maintenance as per the 10-year plan is executed effectively and timeously;
  • To supervise any building projects that may be embarked on by the body corporate;
  • To perform any reasonable duties as may be requested by the Trustees;
  • Attention to complaints and requests from residents, contractors and trustees;
  • Supervise contractual agreements with security service provider, gardening service provider, elevator service company and others as may be required.
  • Manage and control access control systems and remote-control procedures;
  • Management of approved and appointed contractors;

QUALIFICATIONS AND EDUCATION REQUIREMENTS
Relevant technical competency is preferred.
Experience in management of buildings relating to technical and administrative tasks is preferred.

PREFERRED SKILLS
Electrical, Plumbing, Technical, Administrative, Computer literacy and experience with MS Office Word & Excel

ADDITIONAL NOTES
Emergency / after-hours call-out may be required from time-to-time.

Job Types:
Full-time, Permanent

Salary:
R8, R12,000.00 per month
