Job Overview
Legal Team Members play a critical role in ensuring that property transactions are completed efficiently, legally, and without complications. Your work involves both legal and administrative tasks, requiring attention to detail and a strong understanding of property law. Whether acting for the buyer or the seller, you are to help navigate the complexities of property ownership transfers, ensuring a smooth and legally compliant transaction process.
Legal Team Members adhere to legal standards and regulatory requirements while supporting internal teams with legal matters.
Key Responsibilities:
- Property Searches
- Conducting searches with local authorities, land registry, and other relevant bodies to ensure there are no legal issues or encumbrances on the property (e.g., planning restrictions, rights of way, or unpaid debts attached to the property) and reporting the same to clients.
- Drafting or reviewing the contract of sale and ensuring that all terms and conditions are agreed upon by both parties involved in the transaction.
- Advising clients on the terms of the contract, including key dates, deposit amounts, and conditions of sale.
- Providing legal advice to both buyers and sellers throughout the transaction, including any potential issues or risks.
- Advising on matters like stamp duty, tax implications, and the overall legal process of property transactions.
- Submitting the necessary documents to the Land Registry as may be required during the transaction.
- Dealing with mortgage lenders if the client is using a mortgage to purchase the property. This includes ensuring that the lender's requirements are met and liaising with them to ensure the property can be used as security for the loan.
- If the transaction is part of a property chain (e.g., the buyer or seller is also involved in other property transactions), the conveyancer will liaise with other parties' conveyancers to ensure the chain progresses smoothly.

- Conduct research on laws, regulations, and case precedents relevant to the organization's operations.

- Ensure company policies align with legal and regulatory requirements.

- Maintain and organise legal documents, case files, and contracts.

- Liaison & Coordination:
- Work with external counsel, regulatory bodies, and internal teams to handle legal inquiries.

- Uphold the highest standards of confidentiality and legal ethics in all matters.
- Post-Completion Matters
- Assisting the Exchange and Completions Team where required, to enable successful registration of properties, including helping with responses to any requisitions.
Skills Required:
- Attention to Detail
- Given the legal nature of the work, a conveyancer must be precise and thorough in reviewing documents and contracts.
- Communication Skills
- A conveyancer needs to communicate effectively with clients, other legal professionals, and third parties involved in the transaction.
- Knowledge of Property Law
- A strong understanding of UK property law and regulations, including changes in legislation and common practices.
- Time Management
- The process of conveyancing can be complex and time-sensitive, so strong organizational and time management skills are essential.
- Problem-Solving
- Dealing with complications or unexpected issues during the conveyancing process requires practical problem-solving skills.
Use of IT:
- Complete all mandatory e-training as instructed.
- Use the relevant systems on a daily basis to ensure the accuracy and effectiveness of your work.
- Report any issues with IT to the Operations team.
Business Development:
- Be familiar with sectors, market routes and trends to enable the company to ensure effectiveness in service delivery.
- Identify and communicate new business leads for the organisation.
- Identify opportunities and build long term relations with the appropriate prospects.
- Maintaining strong business relationships with internal & external stakeholders.
- Proactively utilising our CRM systems to sell all elements of the business.

General Responsibilities:
- To act with integrity and honesty, and in line with the Solicitor Regulations Authority (SRA) code of conduct.
- Ensure that all administration, records and files are stored and processed in line with the Data Protection Act 2018 and the General Data Protection Regulations 2018.
- Undertake any other duties as may be reasonably required.
- Liaising with the Accounts Department regarding payment and financial matters should this be necessary.
- Ensure work issues or problems are reported immediately to the management team.

You are on route (or are expected to be, following passing your 6-month probationary period) to qualify as a UK property lawyer via one of the following channels:-
